A Description of Real Estate in Boulder and the Surrounding Cities
Boulder, which is located about a half an hour Northwest of Denver, and 45 minutes Southwest of Fort Collins, is an excellent place to raise a family. Secure against the Colorado Rocky Mountains, Boulder Colorado truly has a lot to offer people who live there. A Boulder CO home for sale very often is the most expensive in the region, but for good reason. For one; it is almost impossible to build new houses in the city of Boulder due to a moratorium on new home development. The supply restriction has only caused demand to increase (and has driven prices up right along with the high demand.) Different from areas surrounding (which will be described), Boulder Colorado has the most recreation facilities (4 city owned, and dozens of privately owned facilities), amazing schools, the most employment, the largest trail system and open space, and certainly -- "The Flatirons" which are located in Chataqua Park. The Flatirons can be seen from miles around, are utilized by thousands and thousands of visitors and residents every year, and are recognizable everywhere in the world as a landmark of Boulder. Boulder's population is just a little more than 100,000, and home prices in Boulder begin at around $125,000 for a starter 1-bedroom condo. Prices for single family houses begin at approximately $250,000, which will probably get you a 3 bedroom, 900 square foot house. As you get closer to downtown Boulder, home prices tend to be higher. If you have really thought about living in Boulder Colorado, but aren't thrilled with Boulder home prices, Louisville Colorado is as little as 10 or 15 minutes East of Boulder. There's 4 simple routes allowing access to Boulder from Louisville; South Boulder Road, Arapahoe Road, Baseline Road, and Highway 36. In addition to access via car, Boulder County has a wonderful system of transportation, and there are multiple bus routes that go downtown if you aren't interested in driving. A Louisville home for sale is on average 15 to 30% lower than Boulder home prices. Though the starting price for a condo or townhome in Louisville is approximately the same as in Boulder, people get more for their money. It is much the same with single family homes. A starter home in Louisville will usually sell for around $250,000, but instead of a 900 square foot home with no garage, you will likely get 1000 to 1200 square feet with a one to two car garage. Louisville is not just a bedroom community to Boulder either. In fact, many people who live in Boulder make the trip to Louisville for the wonderful amenities the city offers, like a movie house, shopping at Super Target and Costco, or one of the delicious small town diners. Niwot Colorado is another city that is located close to Boulder. Though Niwot is expanding and seeing a lot of semi-custom and custom home developments, it is essentially considered a bedroom community to Boulder. Niwot Colorado real estate is fairly limited, and the average price of a home fluctuates greatly. House prices are so inconsistent predominantly because at any given time, there are probably only around fifty to seventy homes on the market. With so few houses available, two or three sales on one side of the price scale can remarkably modify the average price that month. (It should be noted that many towns and cities have several hundred, if not several thousand houses available, and average home prices are far more unchanging than when there's just a couple of dozen homes available.) Overall, Niwot is an incredibly enamoring smaller town that is just about as close to Boulder as you can get without really living in Boulder itself. About twenty minutes away from Boulder through South Boulder Road, Baseline Rd, or Arapahoe Road -- is Lafayette, Colorado. The city of Lafayette is one of the fastest growing Boulder County communities, with the neighborhood of Indian Peaks being the biggest part of that expansion. Lafayette CO real estate prices usually are as much as 35% less expensive than prices in Boulder. In addition to getting more home for the money in the area, Residents welcome the quality of a small town with advantages like ideal antique shops, access to I-family owned businesses5, family owned businesses, and of course, the Indian Peaks Golf Course - which is one of the most beautiful public golf courses in the community. With a population of about 70,000, Longmont is the second largest city in Boulder County. Longmont is located just about fifteen to twenty five minutes Northwest of Boulder via highway 119 (also known as The Diagonal). Unlike other cities in Boulder County that are extremely intertwined with the city of Boulder, most Longmont residents like to think of themselves as a lot more independent from Boulder. Longmont has major employers, a system of transportation, great shopping, and has both an old town and a new part of town. Longmont has stylish new home communities, as well as Victorian charmers. For the most part, Longmont housing prices tend to be as much as 35 percent less expensive than prices in Boulder. Prices largely depend on which part of town that homes are in.
