Las Vegas was the fastest growing city in the country for two decades running. While good blue-collar jobs were fast disappearing in many parts of the United States, a new crop of jobs was growing in the Nevada desert. The casino industry was booming, unions were strong, and workers without a college education could make a very good living in the service sector. Thousands of people were moving to Las Vegas every month. Lots of them opt for investing in foreclosure in Las Vegas.

The number of Las Vegas foreclosed homes has increased dramatically from 2008 to 2009. In fact, the area led the country in rate of foreclosure filings. In 2009, 7.5% of Las Vegas homes were repossessed or received a notice of a foreclosure filing. Las Vegas's rate of foreclosure notice was six times the rate of the rest of the country.

Since foreclosure in Las Vegas posted the highest metro foreclosure rate, with 7.45 percent of its housing units--one in 13--receiving at least one foreclosure filing in the first half of 2009, which is more than six times the national average. A total of 58,691 Las Vegas properties received a foreclosure filing during the first half of 2009, a 22 percent increase from the previous six months and a 56 percent increase from the first half of 2009.

As nearly 70% of the Las Vegas-area houses and condos that resold in July were foreclosure resales, meaning those homes had been foreclosed on in the prior 12 months. That was the same as in June but up from 62.5% in July 2008. Foreclosure resales peaked in April at 73.7% of total resales. Because of the current economic situation, a lot of people are looking into different investing opportunities. In addition, the economy is providing people with an option in foreclosure Las Vegas. Even though there are a lot of foreclosures, people still need to know whether or not are foreclosures good investments.

If you are serious in investing in real estate, buying foreclosure in Las Vegas actually is a great investing option. Banks need to unload the property because they continue to lose money the longer they own it. Because of this, investors often can get properties for relatively cheap. In addition to being cheaper overall, the interest rates tend to be cheaper as well.

Although banks actually could make money on their property, they typically look to unload the property as quickly as possible. Anyone who has asked themselves the question of is foreclosures good investments should look into a foreclosed property. This especially is true for first time real estate investors. It is a good way to get your foot into the real estate door without spending a lot of money. If you are new at investing, you might not be completely sure what a foreclosure is. It basically is any property that the owner could not pay the monthly mortgage payments so the bank seized property so they would not lose any more money.

Many investors and buyers are excited about the current opportunities in Las Vegas foreclosed homes. Low prices and large selection make now a good time to invest in this lucrative real estate market. Investors are buying now in order to enjoy rental vacation homes and passive income as the economy recovers. With the local tourist industry rebounding with the economy, homes in the area make a good long-term investment.
