The success of your real estate transactions relies greatly on the relationship between you and your realtor. Here are six ways to make sure that you and your realtor really click.

The main areas that will help improve the relationship between you and your realtor are as follows:

• Maintain open communication
• Both parties need to be flexible about terms, conditions and fees.
• You both need to be able to get along. The agent should be a personable and reasonable person, however it is a two way street.
• Be very realistic and honest. Both of you have to trust each other in order to get the most progress to occur on the real estate transactions.
• Get specifics from both of you, so that you are working in the same direction. You do not want to have you looking in one area with a certain goal in mind and your realtor looking on the other side of town for the wrong home.
• Both of you need to take the time to complete the real estate process together. If one of you are to busy for the transaction, the process will fail.

When you are getting ready to make a real estate transaction, you will want to interview several real estate agents or brokers. Finding an agent that will work with your needs will make the transaction go smoothly.

Here are some questions you can ask the agent or realtor to know if they are the right one for your needs.

1. What kind of advertising will your realtor be using to sell your home? If you are purchasing a home, what kind of leads will the realtor be able to use to help you fin your home?
2. Will they have your best interest in mind? Are they doing their job for you, or are they working for the other guy?
3. Who will be at the closing?
4. What referrals do they have, how many people have they helped obtain their real estate goals.
5. What is their commission?

Once you have asked your questions, you need to be able to trust the realtor. If you find that you do not feel comfortable with this realtor, take the time to interview a few more realtors.

After you find the realtor that you can trust, you need to be faithful to that realtor. This means using this realtor to find the deal for you. Often times if you purchase a home or sell a home after you have signed the contract with a realtor, you pay them regardless. That is why it is important to let them do their job.

There are also financial traps that can suck you in without the help of a good realtor. The right realtor can keep you out of situations that can ruin the real estate experience. Knowing a little about the real estate process will also help you know if you are being treated fairly.

Depending on the area you are in, there may be restrictions put on the occupancy permits. The legalities involved with real estate transactions are somewhat intimidating. This is where it is so imperative that you have either a clear understanding of the law and requirements or you have a realtor that does.

The realtor will have your interests in mind. Once you find a good one, be sure to follow their lead. However if you end up with a realtor that is not meeting the expectations you have, never be afraid to find a new one. It is your money; you have to look out for your best interest also.
