Applying to remortgage: some essentials to consider

Remortgaging can be an excellent way to save money and raise capital, whether you need to pay off debts or simply want the cash to renovate your home.

Before you rush out to sign a remortgage deal, however, it may be advisable to consider whether a remortgage is the right move for you. It may also be a good idea to try remortgage comparison services, as not all deals are the same by any means, and you need to find the right one for your circumstances. So, here are a few pros and cons of remortgaging your property.

One of the main advantages of remortgaging is that the remortgage rate is often cheaper than the rate of, say, a secured loan, saving you money. You also only pay one repayment per month with a mortgage, whereas with loans you may have to make two payments per month, so remortgaging may be more manageable on a month-by-month basis.

Remortgaging is not without its possible downsides, so bear them in mind in case they may affect you. With a remortgage deal, you are often limited to borrowing only 100 per cent of your home’s current value, whereas with a secured loan, you are often able to borrow up to 125 per cent of that value. So, if you need more money that the total value of your home, a remortgage may not be the best option.

Remortgages: advantages and disadvantages

Whilst remortgaging can mean that you have lower monthly repayments, freeing up some of your monthly income for more enjoyable or useful expenses, it can also mean that your mortgage is paid over a longer period of time, accruing more interest and so being more expensive in the long run. It is important to compare remortgages and see which deal fits best into your life plan.

Remortgaging may also be an expensive process. Whilst getting a loan can be relatively cost free, there may be many fees involved in remortgaging your property. You may have to pay, for example, legal fees, arrangement fees, revaluation fees, and redemption fees, all for the trouble of getting a remortgage deal.

Some remortgage deals, however, will provide you with savings that far outweigh the costs of all these fees. You can use remortgage comparison in order to work out whether or not you will make a saving from remortgaging your property once these fees, if you do have to pay them, have been taken into account.

A remortgage deal may be best for you if you are not happy with your current mortgage and your lifestyle would be greatly improved by lower monthly repayments, or if you would like to release some equity from your property. You could find yourself saving a fortune with very few drawbacks in the long run. It is important, however, to weigh up the advantages and disadvantages of each remortgage deal, using remortgage comparison, in order to work out if remortgaging really can help you.
