What Is Loan Modification?

Submitted by Alberto Maeses
Mon, 2 Feb 2009

In the day's present economy, more then ever people are having trouble keeping up with their obligations. This is especially accurate with loans, as shifting interest percentages have made shocking fees for the people who have attempted to pay mortgages, and other financing options over a stretch of several years.

However, the concept that it is just a bit of afinancial trouble is misleading. The truth is, even more than half of United States home owners are facing coming foreclosure, or huge problems, and as a result are researching into loan modification, in order to change specific parts of their loan agreements, to be able to more easily deal with payments.

Because the real estate crisis is effecting banks, in much the same method it's breaking the general public, foreclosing houses are now a more damaging road for the banks to take, so now their extending the option for all home owners to rewrite the damage of their first loan, and switch tables in their favor. This keeps them from spending billions, and can protect your home, not to mention a load of cash that is desperately required in any family.

There are many other gains to loan modification. For example, because of rules governing this practice, late fees that you have gained over the months will be forfeited, slashing the fees off of your closing price, and cutting your monthly requirement even further. You can also drastically lower interest percentages, and set a locked monthly rate, so the the wool cannot be pulled over your eyes once more, like it was before.

You may also be entitled to a partial credit after paying off a modified loan, if the amount went over balance, and the opening date falls inside the specifications of your loan contract. You need to discuss it with your loan officer to explain the 7-year real estate credit, particularly if you have specified refinancing agreements.
