Why Lose Your Home to Foreclosure If You Can Avoid It?

It still amazes me when I come across cases where a homeowner ends up losing their home to foreclosure when they could have so easily avoided it. The biggest problem with homeowners today are either they are too scared of their mortgage lender or simply just do not know the options available to them.

It all starts with a worsening mortgage situation. You get behind on your payment and your bank sends you a default notice followed eventually by a notice of foreclosure. The homeowner's first reaction is of complete panic. They don't know what to do. The thought of losing their dream home is so upsetting that they end up just sitting there and feeling sorry for themselves. If only there was more awareness among homeowners regarding the steps they can take to avoid foreclosure. Quite honestly, most foreclosures could be avoided in the past couple of years if the homeowners simply received a reasonable loan modification approved by their bank or lender.

Getting a loan modification is not as tough as some people have been told. Sure, some loan modification applications of homeowners will be rejected by their mortgage lenders but many will be approved as well.

All the homeowner needs to do is get the income and asset documents required in place and write their hardship letter which is nothing but a letter to inform the bank of the current difficulties they are facing in meeting their mortgage requirements. Then the homeowner needs to make sure they submit their loan modification application via fax and follow up with their lender to confirm receipt of the documents and check on the status of their application every few weeks. Of course, many homeowners complain and say the modification process is easier said than done. While this is true in some respects, it is in fact getting much easier to modify your mortgage than in the past.

They don't just teach you how to modify your mortgage loan but also give you tips on how you should talk to your bank or lender so you know what they want to hear from you. In fact, the best advice to all homeowners would be to stay away from all companies asking for money up front and claiming to modify your loan for you. The only thing you need to ensure is that you remain motivated to save your home.
