The mortgage strategy for “less than perfect credits” (taux hypothèque)

Having a less than perfect credit can happen very easily, but it can frequently make matters difficult, especially when it is at a time when you are hoping to get for a mortgage - taux hypothèque.

In judging the file of a home loan applicant, the credit report is an important element for a mortgage lender. The financial institution needs to evaluate the risk associated with each mortgage application.

If you do have less than perfect credit there is a strategy that you can follow in order to achieve your dream of owning a home. You will have to take it in three to four steps; it can’t happen right away, but following these steps will mean that eventually you will have the best mortgage rates (taux hypothèque) available to you.

Step 1: Secure a mortgage

You can get a home loan, even with a bad credit rating. You will just have to accept some limitations that those who have good credit ratings don’t have to accept.
There are a number of lenders (at least 10) who specialize in these kinds of loans and have less strict credit criteria than other lenders. You can usually obtain a mortgage with a short maturity period, such as three years. This is not normally recommended, but it will get you started.
Just remember that the two most important issues that impact your interest rate are your credit report and your down payment.

Step 2: Repair your credit

Now that you have a mortgage, you should spend the first two years getting your good credit back. If you work with an experienced mortgage loan credit counselor who specializes in these cases, he will have the knowledge to help you with the steps you need to take to achieve this goal.

Step 3: Renew your mortgage at the best rate

Once a good credit report has been established, some lenders will be prepared to offer you a very good rate - taux hypothécaire. You have to know how to properly present your application to the right kind of lender. In certain cases where the credit report is very poor, you may have to take an additional step before you will get the best rates. (taux hypothécaire)

Benefits:

-You will be able to buy a home NOW and take advantage of any increase in real estate values (see the publication “Will housing prices continue to rise? Forecast for 2006 and 2007”
-You bought some time to repair your credit
-You will be able to get much better interest rates in the future - taux hypothecaire - taux hypothécaire
Disadvantages:

• You will have a very high interest rate (taux hypothèque) during the first three years of this plan
• You will have high mortgage payments during the first three years of this plan. However, you may be able to keep your payments lower by extending the amortization period of the mortgage, and then you can adjust it to a longer period when you take out the subsequent mortgage.
• You may have to supply added documentation besides a mortgage note.
• You will have to pay the assessment fees. But if you consult with a financing credit counselor who specializes in poor credit risks you may be able to avoid some of these additional charges.

WATCH OUT!

Be wary of mortgage brokers that have extra fees for so called “difficult” cases. A broker is entitled to a commission if the mortgage is over $90,000 or if the lender does not pay it (which it does in over 80% of mortgage loans).

Be wary of any broker who
1) Demands to be paid for their fee before the mortgage financing has taken place (at the closing).
2) Has extremely high fees (the normal rate is about 1.8% of the financed amount, with a minimum of $1,500).

Conclusion

The mortgage strategy for “less than perfect credit” can assist you in owning a home now and to benefit from the fact that real estate prices will probably continue to rise. With a little effort, and the help of a good mortgage financing credit counselor who specializes in less than perfect credit situations, you can rapidly obtain the best interest rates.
