#1 Rule for Selling Your Lakewood Ranch Real Estate

Submitted by Adam Waxler

As everyone knows, the Lakewood Ranch real estate market was hit hard during recent years. For this reason, lots of people are forced to lower their price if they seriously would like to sell a house in Lakewood Ranch.

Unfortunately, because of the current market, most people simply can not cut their price any further. Once they consider the real estate fees that have to be paid out these people realize they've gone as low as they are able to go. Any lower and they will have to short sale their home and everybody knows what a pain that is.

However, as it frequently occurs to anybody selling a home in Lakewood Ranch, if they could just do away with that commission they could lower their price. This leads a lot of people to attempt to sell their Lakewood Ranch real estate without using a real estate agent.

The thing is, these FSBOs (For Sale By Owners) don't know how hard it is to sell a house in Lakewood Ranch on their own. To start with, if you don't employ an agent, you lose out on the professional advice of the agent along with the marketing of the real estate company. Not to mention having to work all your own open houses and being accessible for all showings. However, the greatest drawback of all is that without the assistance of a Realtor you have no way of listing your Lakewood Ranch real estate in the Mid-Florida Regional MLS and if your home is not listed in an MLS you have greatly reduced the chances that it will actually sell.

So what's someone who is selling a house in Lakewood Ranch to do? On the one hand they really need to get rid of their realtor to allow them to lower the cost of their house, but on the other hand, they require the real estate agent for all the reasons described above.

Fortunately, there is a solution to this problem and at some level you CAN have the best of both worlds...you CAN actually sell a house in Lakewood Ranch on your own and save the thousands of dollars you would normally spend on real estate commission.

How?

The answer is simple...Go with a local flat fee listing company. With a flat fee listing company you can list your Lakewood Ranch real estate in the Mid-Florida Regional MLS (along with a number of other sites) for a one-time flat fee that typically ranges in price, but can be as low as 299.00 depending on the company you choose.

Having your house listed in the Mid-Florida Regional MLS certainly is the most important step you can take if you want to sell your home in Lakewood Ranch. The truth is, if you are not in the Mid-Florida Regional MLS other real estate agents will NEVER know your house is for sale and they will NEVER know to tell their clients about it.

Naturally, if you go this route you will still have to pay a commission to an outside agent, but you don't have to pay a listing agent any commission (other than your one-time flat fee). This savings generally amounts to 3% of selling price of your house. Do the math...if your Lakewood Ranch home sells for $300,000 and you save 3% in commission, then your savings amounts to $9000 (minus your $299 flat fee). And, if you secure the buyer yourself (without an outside agent bringing the buyer) you then save the entire 6%...a total of $18,000 on a $300,000 (minus the $299 flat fee).

The market has made it quite difficult to sell Lakewood Ranch real estate these days. It becomes even more difficult if you are selling your home by yourself. Having said that, if you use a good local flat fee listing company you CAN sell a house in Lakewood Ranch and you CAN keep your share of the commission (and potentially much more).

If you want to list your Lakewood Ranch real estate in the Mid-Florida Regional MLS for a one-time flat fee of just $299.00 (including "for sale" sign, lockbox, and all contract forms) then call uKeepCommission Real Estate at 941-465-9207 or visit: http://www.uKeepCommission.com
