3 Things to Look for When Buying a Home

Buying a home is not an easy situation. There are a lot of factors that may not be considered when seeking to purchase a home in Tampa. It is a good idea to sit down and write the needs and desires of the home before shopping for one or touring one. The house that is eventually chosen may not have all of the factors desired, but at least there is a list and it may be feasible to obtain or purchase one that has the most matches. Here are some items that may be overlooked when determining what is needed for a home.

View - A view is always a nice amenity, whether it offers a picturesque setting of the sunset or a beautiful lake or river, or even the ocean. Homes or condos that offer a view will certainly sell at a premium to those without a view. Before buying a home or a condo with view, make sure that the investment is going to be long term. Often, a buyer will purchase a home, only to turn around and resell it two or three years later. If this is the case, it may take more time in selling a piece of property with a view, simply because there may be a home that is similar down the road without a view that sells for less. If timing becomes an issue, the buyer turned seller will eventually be forced to sell the home or condo at a much lower price than anticipated.

Lot - Though not important as the home itself, the lot and landscape are a strong feature of a home. A level lot is important, allowing easier maintenance (have you ever tried to cut a lawn with hills?). Typically, yard sizes are larger with older homes than newer homes. For the best value, seek a home that has an equal balance between the front and back yard. Steer away from a home where the entire backyard is monopolized by a swimming pool and concrete.

Landscape - Landscape can be a mirage to the homebuyer. It may look impressive and cost more for the property because of it, but things change, as well as taste. Two or three years down the road, there may be a change of heart in the effect of the landscape. Any change would mean money lost due to the added expense of the landscape in the original purchase. When purchasing a home, search for one that is moderately landscaped. Grass and bushes are items that can be enhanced.

These are only a few items that can change the value or desire for a home. They are sidebars to the home, but can greatly influence the price of selling, as well as purchasing the home.
