There are many tools online that you can use to help manage your leads. Tools that will help you see what is working and what it not working. This website is one of those tools.
Too many times you will be talking with a prospective buyer. You will go through the whole spill about how beautiful the house is and how much work you’ve done to it. You give them directions on how to get in the house and everything. Inevitably at the end of it they end up saying “I was looking for a 110 thousand dollar house and this is a three hundred thousand dollar house”. Or maybe you get all the directions out and they'd say, “oh, hold on a minute let me get a pen” which leaves you frustrated and thinking man I've already spent five minutes giving you direction and you're just now thinking about written them down. This is a very effective system that has been put into place that can help alleviate some of the frustrations associated with the above situations. It has a voice mail system with extensive reporting on the caller, how many calls, how long they stayed, who the caller was, what their phone number was and so forth. In addition, there are voice mail trees that are set up. So on your ads, you might put the 800 number, but a specific ad has its own extension. So if a person is calling in about the property on Swanee Avenue, they might press extension 3001. And the property in Lawrenceville might have extension 3002, and so forth. And then by going to those extensions the buyer can get the specific information on that property along with the directions. Using these trees allow you to see which ads are working and which ones aren’t. With this service, you can have up to 9,999 voice mail trees, plus you also get a main greeting. This service also allows you to break up your message into three different parts. You have an opening statement, you have an ad statement (which is the meat of the ad for that specific house), and then you have a closing statement. If you want to cut down on many of the frustrations that you may have in dealing with this part of the business, check into this service.
