When you are looking for someone to manage your property for you, it is of the utmost importance to make sure that you have someone competent that you can trust. They are essentially going to be managing your investment for you on a day to day basis, and they are going to be the person who acts as your "face" to your tenants. When you are ready to really branch out and hand over the day to day operations of your property over to your manager, there are a few things that you are going to need to remember. A good property manager is hard, but not impossible to find, and the better you choose, the better off you are going to be.
The first thing that you need to do is to hold interviews, and you should hold as many interviews as you can. Do you want to hire someone from a service or do you want to hire someone who will be answerable to you? This is an important distinction to make, and as long as you have that divide clear, you will be able to find the individual that you want. There are both benefits and disadvantages when you hire like that, so take some time and really consider what your options are going to be. Always check references and perform a background check. Remember that making a good impression isn't enough, and that the position of property manager is going to be one that you have to have a lot of trust in. Call the other people that they have worked for. Sometimes you will not get anything beyond a terse yes or no to the question of whether they would hire them again, but the truth of the matter is that all information that you can gather about the person beforehand is going to be good information. Another part of making the property manger into an integrated part of your business is to be very clear about their duties. One thing that too many property owners do is that they will simply throw the entire situation at their property manager and wander off, only showing up now and then. What are they going to be responsible for, and what are they going to need to refer to you on? Are they in charge of anything like rent collection, or do they simply perform maintenance and act as a contact person for your tenants? Also be aware that checking up on your properties is appropriate. Occasionally do drive bys to make sure that the property is holding the street value. Do they look well maintained? When you sign on your property manager, always do a walk through and take pictures so that you can compare them and so that they have them as well. Remember that the property manger is someone who should always be on the same page with you! Take some time and really consider what your options are going to be when it comes to getting a good property manager; this is of the utmost importance!
