Commercial property cost in Gurgaon has had an appreciative trend for the past decade and more. This is due to the growing commercialization of the region. Gurgaon is a commercial hub nonpareil in the Indian subcontinent. This has necessitated in the development of the region in a never before scale. In a recent market study on commercial property cost in Gurgaon conducted by a professional property management team in the national capital of India, the following facts were revealed. Commercial property cost per square foot in Gurgaon during the early period of the second part of 2009 is approximately Rs. 4,400. If it is premium commercial property at the high-end areas, it could go up to Rs. 10,500 per square foot. Plots suitable for commercial premises developments in the prime locations have been found to be of around Rs. 6,000 per square foot. For apartment units, the estimate shows that the average cost hovers around Rs. 90 lac. For land plots suitable for commercial development, the price has been found to be around Rs. 1.5 crore. On a comparative analysis of the commercial property cost in Gurgaon over the years, the estimate arrives at the conclusion that there has been a consistent annual appreciation of around 20 to 30 per cent. Commercial property cost in Gurgaon has been on the increase for several years now. There are a host of contributory factors for the same. Primarily, the region is witnessing rapid commercial advancements. Consequent upon the governmental economic initiative culminating in the liberalization of economic policy and the coincidence of globalization, the Indian subcontinent has emerged as a global corporate hot hub. As an inevitable corollary, a caravan of international corporate brands has entered the country. In the backdrop of a crowded national capital, they found Gurgaon, lying in close proximity with sufficient infrastructure, an ideal option. This necessitated considerable development in this region and thereby pushing up the cost of Gurgaon commercial properties ever higher. In consonance with the growth of the region, there has been great improvement in the transportation to and from Gurgaon. The Jaipur-Delhi National Highway, Delhi_Gurgaon 8-line expressway, the proposed Gurgaon city metro rail, the on-going Delhi-Gurgaon metro rail, etc. have been milestones in the infrastructural development in the region.
