Commercial Realty in Bangalore

Submitted by 99acres
Thu, 18 Nov 2010

The need for commercial property in Bangalore is growing as more and more businessmen look forward to build their offices in the region. Home to the world class work force, Bangalore is known as the ‘silicon valley of India'. There is demand for 2 million sq.ft of land for commercial use which is a positive sign for the property industry. After recession in the year 2009, 2010 has brought a ray of hope for the real estate market which is doing very well and even foreign companies are investing into real estate market of India.

Bangalore is the technology hub of India that attracts people from all over the country and even abroad transforming it into a cosmopolitan city. With so many people looking for job opportunities in the city, better infrastructure is needed to accommodate the increasing population. And due to space problem and the consequent supply gap, the property prices are increasing and even then they are getting buyers making realty a profit yielding business for short term and long term investors. Commercial spaces are required in Bangalore as there is an inflow of lot of business. Each company has many offices and wants large pieces of land to make their company hubs so that the work could be done faster. The property prices in Delhi and Mumbai are at their peak and now Bangalore realty market is booming with scope of bargaining as the government has issued favorable policies like 100% duty free on products and subsidies to these companies. Top notch companies have there offices in Bangalore which includes Infosys, Wipro, IBM, Cisco, HSBC and TCS to name a few. There is also a UB city owned by Vijay Malaya which is an attraction point for many tourists.

Among commercial real estate in Bangalore, the most demanded spaces are shopping malls, IT spaces, multiplexes and branded retail outlets. Real estate developers of Bangalore provide special schemes and services such as property management services and property valuation to its customers. The banks are ready to give housing loans which in the past required lots of time and energy of the buyer. The competition between developers is intense as everybody promises to offer commercial spaces at reasonable price within a good locality. There are ample choices for the buyer. The state government of Bangalore is taking all the steps to make sure that this trend remains and hence, is planning to create a commercial complex outside the Bangalore city to reduce pressure on the city.

By buying a commercial property it is evident that the person will yield profits unto 8-11% on selling it and if not selling, the person can get great rental prices every month making life easy and comfortable. Investing in Bangalore commercial real estate has become a wise option. Today, all the property dealers are transparent and give consultation to the prospective buyer and ensure them long term gain which is based on statistics and not on assumptions. Farmers are selling their property to realty developers by which both are earning great profits and the facilities are enjoyed by the buyer who also can get profits by selling it after sometime or getting good rentals every month which they treat as extra income.

The other reason for such a rise in Bangalore property market is the increasing purchasing power of the Indian audience specially the middle class. Change in lifestyle and brand consciousness has increased the demand for shopping complexes and retail stores.

According to analysts this trend is going to stay for a long time as Indian economy is at its best and is booming at a great speed making Bangalore a primary location for investment for domestic as well as foreign investors.
