Differentiating the Traditional Route of Property Sale from Property Auctions

There are several approaches to sell property in the United Kingdom. Probably the most conventional way to do it is through hiring real estate brokers who are professionals knowledgeable in the sales business. Another one is through UK property auctions. This is a fast and efficient way to dispose of property. Both of these options offer many advantages and disadvantages for a home owner. The manner in which he wants to sell his property will depend on his present circumstances and how much he is willing to sell it. Below is a brief overview of the two method\'s benefits and drawbacks:

Hiring real estate agents

Advantages

o A real estate agent is able to assist you in all aspects of selling your property. He is very knowledgeable in this field and can provide you with various ways to promote your property.

o He can conduct a comparative valuation and market analysis for you property to get it s true value.

o He will be the one doing the negotiations with the prospective buyers.

o He will come up with various ways to expose your property online or in local press to generate interest among buyers.

o He will help you avoid commiting certain mistakes in selling your property that can prove to be expensive on your part.

Disadvantages

o It will take a couple of months for your property to be sold.

o There will be certain buyers who will wait out until you reduce your price.

o Each month that the property will not be sold, you will need to spend additional charges on certain costs such as maintenance fees.

o The seller will usually experience several phone calls from interested buyers as well as unscheduled viewings.

o This approach can encourage price bargaining or reduction.

Selling your property in an auction

Benefits

o Your property\'s sale will have a fixed completion date as an auction is scheduled three weeks after the catalogues are sent.

o Auctions will usually conduct extensive promotional campaign for your thousands of prospective buyers included in their client base. Therefore, giving your property maximum exposure to different types of buyers.

o It will be a conclusive sale on the day of the auction as buyers and seller are legally bound to exchange contracts as soon as a successful bid has been made.

o Anyone is qualified to join as long as he has the means to buy the properties up for sale.

o It creates a final point for decision for buyers. They have the choice to buy the property or otherwise the opportunity will pass them by.

Drawbacks

o There will be instances that a bidder will be bidding for a much higher price that he has intended to bid for.

o There is only limited time to arrange for everything such as organizing finances and conducting surveys for the property.

o Once a final bid has been made, the buyer will not be able to change his mind. Both buyer and seller are legally bound to finish the contract.

Choosing what methods to use in selling a property will solely depend on a home owner\'s decision. If you have time to spare and would rather have a higher selling price then the traditional route is right for you. But if you want the quickest way to sell your property then opt for UK property auctions. Whatever you decide, make sure that it works for your needs.
