Facing the Opposition - Part IV

Part IV

We have taken this in quite a few directions!

Where did we leave off? We have our property. On our property are a slew of mobile homes. We know we are sitting on a property with massive potential. We have taken the time to talk about how the property is zoned and what we can do with it. We were going to talk about the utility plan and how that is another improvement you would be making to the land. Realize this - it is a good thing!

So step one, go hire an engineer and find out what the highest and best use is. Now you don’t need to have an engineer who knows the area (to begin with), but you should go with a local engineer. Don’t worry - your engineer will be spending enough time on the land to get to know it very well!

Also make sure you have an attorney. Your attorney can help you find a local engineer.

In fact, it is better to have the attorney find one for you because they will be working closely on this project, whatever the project may be. They'll come up with the best use and they'll guide you. It could take you several months. In fact it could take you the better part of a year getting this project through the process. Now maybe not - it may get done in a couple of months. Don’t be discouraged - it is possible. Whatever it takes, make sure you are not in a big hurry because you are going to need some time to move the people off anyway. Keep that in mind when you are thinking of issuing the notice. You do not want to issue them a notice until you know what you're going to do with the property.

So let’s recap. Make sure to get an engineer and tell him what you want to do and let him look for the highest and best use. He can probably give you an idea of the value of that property at the same time because what you're about to do to your property is going to make it go way through the roof in value. Also, make sure you know what it is zoned for. Good luck with your endeavors!
