If you want to sell your house quickly, don't try to overprice the house. Put it at fair market value or even a little bit under. If a house is overpriced, you will eliminate many people from making an offer. Most people feel like they will insult the buyer if they lowball them too much. Therefore, they'll just find another house that is listed closer to their price range. After you've done all of the necessary work to list your house, try to leave yourself open to different possibilities. Listen to every offer that comes along. Even if the initial offer doesn't sound that great, you might get a counteroffer that is better if you'll work with people. Another great tool is to use creative financing. If you offer owner financing, or partial owner financing, your property will be able to move much quicker. You'll bring in many more prospective homebuyers than you normally would. Overall, the process of selling a home is not as overwhelming as you would imagine. It can be stressful at times, but if you stick to your plan and remember why you're selling, you'll get through it just fine.
