Home Staging - That Critical Ingredient To A Successful Sale

If you have ever looked for a new house or are thinking of finding a different home, then you can understand that saying that what you see is what you get. If you don't like what you see, then you can't really feel "at home" comfortably. This is because we all want to find a place that we can connect with and fall in love with. This basic need really help to sell a home, and so realtors wishing to ensure a successful should bear in mind the following: it is all about how a potential buyer feels about the home. Do they connect with it emotionally?
Now, we all know what makes a good home stand out from the rest. Gentle lighting, coordinated colour schemes, cleanliness, and a large functional living space. To help build an emotional connection between any home and its potential buyers, home staging is a must. This process is a critical component when marketing a home; it brings out the full potential of the home, improving its aesthetics and general atmosphere. Home staging results in a quicker and more successful sale, since a desirable home will be more likely to sell earlier, and at a higher price than it ordinarily would do without undergoing the staging process. It is much like a car which you really like the look of or a nice new watch or anything that you want to buy really... if you feel that the product is right for you, you will pay more for it and want to buy it quickly before anyone else can. It's just simple psychology.
When a buyer feels the emotional bond mentioned above (see the website mentioned in the resource box for more information on this bonding process and its key role in home staging) they are not only less likely to want to haggle the selling price of your home down, but they are much more likely to take the step of placing an offer. Studies support both these statements showing that properties which have been put through home staging are far more likely to be sold successfully for a high price than your average property; results from our projects at StagingWorks also back this up. This can also be justified if you think about it, since home staging is essentially an extreme makeover for your house. It may seem enough if you tidy up your property yourself, but you don't want your house to just look good enough, you should want it to be at its best.
The best properties will sell the most easily, which is key, but especially important in softer real estate market.
