How to Make Niche Real Estate Work for You

Having a specialty in a particular kind of real estate or real estate investor can seem like closing doors to all possible clients, but in a world of thousands of real estate professionals, it is a smart business move to shine in a particular niche. Deciding on your niche and how you intend to approach it is key to finding a solid business amongst the many other people who are also looking for clients.

Your niche should be something you're passionate about. Whether it's golf, pets, first-time home buyers, luxury real estate or senior clients, you should be eager to learn more about it and apply what you've learned to your business. Don't get into a niche just because it's a hot market right now. Your natural love of your niche is what will sustain you when the market is not going your way.

People like feeling special. If you specialize in an area that they identify with, they are more likely to pick you because at least they know you will be paying attention to their particular tastes/concerns/goals. For people who are passionate about their interests, it can bump you up from an interesting option to a necessary part of their real estate dealings.

Your potential clients will recognize passion when they see it. If you're obviously enthused about selling real estate beside parkland, they'll know it by the way you speak, what you know and how you write your website and/or blog. This is what captures clients' attention and encourages them to consider you as a representative of their interests.

Niche specialization does not mean you can say, "Well I specialize in golf properties!" and lean back to wait for the clients to roll in. Like every other aspect of real estate, niche markets grow, evolve and change. What works now may not work 5 years from now. You need to take your niche to a higher level and become one of the trendsetters in your area instead of a victim of the trends. Educating yourself and keeping up-to-date on both real estate in your area and your niche area is imperative to keep your business competitive.

Niche real estate is a great way to become known in both real estate and your area of expertise. It can be a definite advantage if you can rattle off local amenities for pet owners if you specialize in dog-friendly real estate. If you can tell someone of every amenity they and little Foo-foo can expect to enjoy within 3 miles of 123 Anyway Road, they are going to be impressed. Likewise, you can often establish comfortable advertising opportunities with the businesses you patronize, in return for advertising their services at your place of business, on your website and on your blog.

Having a niche in the competitive world of real estate can make you stand out and help you find more places than the usual real estate publications to advertise your services. Something you're passionate about and enjoy knowing more about is going to be your key to specializing in a real estate niche. Your genuine interest and knowledge will be what will put you on the road to success in specialization.
