Ins and outs of Negotiating Real Estate Commissions

There's definitely a lot involved with selling a home nowadays. This is particularly so if you are working with a realtor and want the home listed on MLS. When this is the case, you usually will have to pay a percentage to the real estate agent who listed the home as well as the agent that actually sells it...even if they are the same person. Having said that, negotiating real estate commissions can be done and it can help you save a lot of money in the long run.

A normal real estate commission for listing a home in MLS is 6%. This used to be unquestioned...there was rarely any kind of negotiating real estate commissions. Throughout the past several years, though, its become more popular for those fees to be negotiated to some extent. That's due to the extreme competition which is going on and many agents are more than willing to take a lower fee merely to be able to list the home. If you want to pay a lower commission then discuss it with your real estate agent today to see if she will be willing to negotiate with you. However, you should be aware that the vast majority of brokers have no interest in negotiating real estate commissions. That is why it can be a good idea for both the buyer and seller to look for those realtors that are interested in negotiating real estate commissions.

Another way of avoiding some of the commissions that go together with selling real estate is by going with a flat fee listing service. Should you do this, you will still be listed on the MLS but you will not have to pay any fee to the selling agent. With a flat fee listing service you are paying a one-time flat fee...there is no negotiating and once your house is listed you are selling the home yourself...there is no selling agent. However, you end up saving 3%-6% of the ultimate sale price.

In the current economic atmosphere, negotiating real estate commissions or using a flat fee listing service are the two best alternatives in terms of selling your home and saving thousands of dollars.
