Investing in a Playa del Carmen Condo

When investing in a thriving market like that of Playa del Carmen condos, it is important to consider many factors; just buying the first beachfront condo that shows up may not be the most strategic approach. The following are a few contrasts to consider and balance in a condo investment geared towards vacation rental.

Price vs. Location - Of course, location is key. The condo needs to be close to conveniences, and have easy access to the beach and other tourist-centered activities. However, it is also worth considering the possibility that there is a more reasonably priced community or property nearby, or in another tourist-friendly location.

Services vs. Attractions - Easy access to attractions is necessary. Walking distance to shopping areas (tourist-focused shopping areas), beachfront activities, and tour services is necessary. Depending on the target market, it is also worth considering nearby services, such as groceries. If the target is lower-mid income, small groups renting a condo may wish to save money by buying groceries. If the target is middle to high, it is probably more important to have a nearby restaurant.

Style vs. Size - Obviously, it is ideal to have both, and again, for a higher income target, an investor will want to have both. In the case of a lower target market, a buyer will have to balance the two. A 3 or 4 bedroom unit will tend to fair better in vacation rentals because of the appeal to small rental groups. Simple, but clean and tasteful, can have appeal if balanced with price, size and convenience.

Mortgage vs. Cash Purchase - Buying on a mortgage could make it possible for a buyer to acquire a better investment property than buying with cash. However, careful analysis is necessary, to ensure that the extra investment, and the extra costs involved in buying through a mortgage are balanced by the income generated by the condo.

The first step for a buyer is to consider what amount of funds are available, and if financing is appropriate or not. After this, a qualified agent with experience in the area will be able to advise the buyers on what kind of Playa del Carmen condos are available in that range, and how much return could be expected. This will allow the buyer to evaluate their investment, and move towards acquiring the ideal property, or re-evaluate their investment strategy if necessary.
