Keeping Your Rentals In Good Shape

Keeping rental properties in great shape can be a time consuming endeavor. However, its a necessary evil if you want to continually have quality renters that respect both you and your property. Problem renters are simply that, a problem. Ideally you will be able to find tenants that pay their rent on time and take care of the property as if it were their own. I know that sounds somewhat idealistic but those renters do exist if the property is worthy of the care. Renters appreciate landlords that care about their needs.

So, what can you do to your property to attract a top quality renter? Well, having a spotlessly clean home or apartment to show them is a good start. You can also inform the tenants that you expect them to keep the property in good condition and don't be afraid to check on it every now and then. You do have a right as owner to do so. Give your tenants a bit of notice (usually 24 hours is the minimum requirement) and do a spot check on the rental. After all you do need to protect your investment.

Before renting the property out, make sure that any necessary upgrades have been made. If your rental comes equipped with a full range of appliances so much the better. That will allow you to see a bit more profit in the long run. Another huge factor for your rental and the type of tenants you will have is location. Depending on your property's location you will likely see a certain kind of renter. Proximity to a college will see a large number of younger students and so on. If you are purchasing a rental property try to think about the kind of renters you want to have and choose your location accordingly. Preparation is key with rental properties. If you plan for every eventuality then the process will be much easier and more profitable.
