Seeking Lakewood Ranch Rentals?

Submitted by Adam Waxler
Sat, 19 Jun 2010

There is no doubt that the Lakewood Ranch real estate market has been hit hard over the past several years. So, you can easily understand the reason why people think they can get their pick of any of the Lakewood Ranch rentals available on the market at virtually any price of their choosing.

Yet, the reality is, the Lakewood Ranch rental market is actually quite hot and Lakewood Ranch rentals are certainly not simply being dunped onthe market at any price. In fact, the truth is, several prospective renters are actually competing for the same rental home. Yes, it's true that several homeowners are forced to lease their house due to the current real estate market, every person's financial situation is different and one can't assume to get an awesome deal just because they're a nice family with no pets. Sad to say, this is just what lots of people are thinking.

Here are several tips for people presently trying to find Lakewood Ranch rentals and wanting to negotiate a price. A property manager is only going to make negotiations of the rent if these staeps are taken:

1) The tenant has SEEN the home personally. Do not bother making an offer if you have not even personally seen the home.

2) The tenant has filled out the application form and paid for the application fee.

3) A credit report has been run. That's right, the landlord will run your credit history. Telling lies about your credit history won't do anybody any good.

4) The landlord knows the length of a lease and just how much down payment and advance rent is going to be put down.

By simply performing these things a landlord is more likely to consider you as a tenant and then might be willing to negotiate the rent.

Yet, this is actually the biggest tip of all...

5) Be practical! If you can only pay $1500 per month then don't look at homes which are shown at $2400/month. That's right, a landlord may be willing to negotiate the rent to a tenant that has a favorable credit record and has followed the rest of the steps mentioned above, however do not offend them by making unrealistic offers. You best bet is to shop for what you can afford!
