Staging Vacant Homes Gives Buyers The Full PictureSubmitted by stagingworks Sun, 5 Jul 2009
Many vacant homes which are up for sale can seem empty, miserable and unwelcoming. This is through no fault of the seller; it is merely a psychological assumption which is made by our brain when we see the home. It is difficult for buyers to imagine how the vacant property will appear as furnished and move-in ready. This is where staging vacant homes comes into play.
Now selling a vacant home is one thing, but staging vacant homes is another. Most buyers cannot envisage themselves living in an empty home... when they are living in the home it won't be empty, so why is it empty now? It's a real challenge if you're trying to maximize the value of your home equity. Additionally, some buyers will potentially think that there is a problem with the property if has been vacant for a period of time, even if the owner fully explains why it has been vacant. It can be seen that these mental barriers will affect the success of the property's sale. The process of staging vacant homes is similar to that of regular home staging, but with some extras. If a property, even an empty one, can be made to seem welcoming and inviting to a buyer, then they will feel emotionally connected it. Price and presentation are the two factors which drive a successful sale. The staging ensures the presentation is optimal. When staging vacant homes, the process involves placement of rental furniture, which is used to fill in the daunting expanses of unused space. Rental furniture is of course chosen by the staging team by its aesthetics and design, in order to create a welcoming scene and appeal to a broad range of buyers. The home is staged to showcase the functional space and best attributes of the property. Staging vacant homes is the way to go if you wish to secure your property's value when selling. The process provides a competitive edge, putting your property ahead of others in terms of looks, feel and atmosphere. These aspects are all important and often overlooked when selling a property. But the secret is out. Spend a bit of money to make your property look its best and receive a higher selling price in a shorter length of time. Simple.
