Stategies for Selling a House Without a Realtor

Not too long ago while the real estate market had been at its peak, it was simple to place a "for sale" sign on your yard and have your home sold within just a couple of hours...you didn't actually need a real estate agent. Those times are gone right now. In truth, there are numerous reasons why selling a house without a realtor is just not simple nowadays.

The reason why selling a house without a realtor may be challenging has to do with the multi-listing service, or MLS. If your house is in MLS it's going to be seen on a variety of websites as well as a nationwide network of real estate brokers. Selling a house without a realtor is perhaps doable if you are not listed in MLS, but practically 90% of all real estate sales that take place are a result of an MLS listing.

The most effective alternative if you do plan on selling a house without a realtor is to find a realtor that can list your home in MLS for a one-time predetermined fee. Then you can continue to try to sell your home on your own. If you find a buyer without the help of a real estate agent, you'll only pay the flat rate for the listing. If your buyer happens to have their own buying agent then you pay a small percentage (normally 3%) of the sale price to that realtor. In either circumstance, you will still save thousands if you use a flat fee listing service over a conventional real estate deal of 6%.

In the end, if you're selling a house without a realtor, you must still get listed in MLS and cheapest way for doing that is by using a flat fee listing service.
