The Best Way To Sell Your Lakewood Ranch Real Estate

Submitted by Adam Waxler

Nowadays, selling a house in Lakewood Ranch, Florida could be a difficult task to say the least. Lakewood Ranch homes at the moment are selling for over $100,000 less than they were just a few years ago. This is very good news for everyone buying Lakewood Ranch real estate (the deals are outrageous), however it is disastrous for people trying to sell Lakewood Ranch real estate.

Nevertheless, it's still possible to sell your home in Lakewood Ranch, but only when you do all you can to go above and beyond what the rest of the houses on market are doing.

First of all, you must understand this basic concept…Selling a house is much like selling anything at all…it is really a business...and as with any business you must bring the maximum number of customers as you can to that business. This is called "driving traffic". Regardless of what you sell, the obvious way to make a sale is to drive the most amount of traffic to your business. No traffic = no sale. The same is true for real estate, especially in this tough economy. If you wish to sell a house in Lakewood Ranch then you need to drive traffic to that house.

Listed below are a number of tips to help you drive traffic and sell your Lakewood Ranch home…no matter if you are a FSBO (For sale by Owner) or you are employing a real estate agent.

1. Get listed. Of course, if you use an agent then the agent will list your home in the Mid-Florida MLS. If you are not using an agent then you can use a flat rate listing service. You can find a local flat fee listing service that will place your home in the Mid-Florida MLS for only $299.

Remember, it is about traffic…if you aren't listed in MLS you simply won't have the traffic. Even so, don't just stop there…make sure to get listed in other places people might be searching for homes as well, such as Craigslist, Yahoo Real Estate, Zillow, Trulia, Realtor.com and others…

2. Create a sig file. A sig file (short for "signature" file) is something you can add to the end of every outgoing email you send. Each email service will have their own way of creating a sig file, but once set up you'll never need to consider it again.

If you work with Outlook Express click on tools>>options>>signatures and then type something to do with the sale of your house such as "Sit by the pool and drink pina coladas while your friends in the north freeze their butts off." You can even add a picture of the house.

This can be a great passive way to promote your home. Each time you send an email your "signature" will automatically be at the end. You can set this up for your home email along with your work email. If you are one of those people who sends (or forwards) jokes think how many more people will know that your home is on the market.

3. Set up a website. Setting up a website today could not be simpler. It costs next to nothing and makes it much easier to promote your home. Imagine, for almost any ad you create you can add your web address . Now anyone can visit your site AND once on your website individuals may easily add their contact info.

4. Create a video. Right now video is very popular. You can easily benefit from that by designing a simple video of your house and uploading it on YouTube and other video websites. The simplest way to do this is by simply taking a number of still photos of your house (inside and outside) and then use a company like Animoto to turn your photos into a professional looking video. After your video is finished post it to as many video websites as you can.

5. Facebook! As I stated earlier, selling a house is all about getting that house noticed...it's about informing as many people as possible that your home is for sale and there is simply no better way to get the word out than Facebook.

Once again, when it comes to selling a home in Lakewood Ranch the traditional methods, while good, are simply not enough anymore. If you truly desire to sell your Lakewood Ranch home then you need to separate yourself from everyone else, you MUST drive traffic to your home. Don't put all your eggs in one basket… people that go the extra mile are the people who are able to sell their Lakewood Ranch real estate.

If you wish to sell your Lakewood Ranch real estate and want to save thousands of dollars in real estate commission then call uKeepCommission Real Estate at 941-465-9207 or online at http://www.uKeepCommission.com. uKeepCommission Real Estate will list your Lakewood Ranch home in MLS (and all the top real estate sites), as well as create and post a video of your home to all the top video websites for a low one-time flat fee of just $299.
