The Real Estate Investor’s Guide to Finding Motivated Sellers

Whether you are a real estate investment professional, or simply an individual looking for a great deal on property, a motivated seller is someone who you want to work with. People are motivated to sell homes for a variety of reasons, and if you can find those who are highly motivated it is almost always to your advantage.

Many times the reason someone is selling a home is completely irrelevant to the buyer. However, if you are able to uncover the real reason someone wants to sell, and their reason makes them motivated to sell quickly, you can then have the upper-hand in any negotiations.

If a seller puts a property on the market just because they are thinking of moving, but aren’t really interested in selling quickly, you probably won’t get the best deal working with them. However, if they must sell quickly then you might be able to work a great deal.

Some of the reasons which make sellers motivated are the following:

• Pending or current foreclosure
• Job transfer
• Divorce or marriage
• Moving to a retirement home
• Medical situations

There are a few different ways to specifically seek out and find motivated sellers. One way is through the local foreclosure lists. When a home is moving into the foreclosure process the information will be publicly recorded. Once the recording happens, the list brokers gather the information, create a list, and you can actually then purchase a list of foreclosures for any area in the country.

In addition to foreclosures, you can watch your local real estate ads for “motivated seller” language or for properties which have been on the market for a long time and have been reduced in price.
