Things to Remember When viewing a Home

When searching for property to rent it is so easy to get caught up in the moment and making snap decisions based on only a few advantages. However you really need to look at the bigger picture and make sure you take everything into consideration before signing on the dotted line. As you could find yourself in a long contract in a flat or house that on reflection wasn’t as good as you first though. Below I will discuss some of the things you need to be aware of.

Surrounding Area

You should always research the area you will be staying in. Things to look out for are; what is the crime like in the area. What are the facilities are there bars, shop and restaurants in the area that fit your lifestyle? Make sure you check the actual building and check that it is in good order. Also does it look secure and are their alarms fitted?
If there is a garden and who does it belong to, who is responsible for its upkeep?

Inside the Property

Always check around the property for defects and make sure there is not any damp. If you do find faults remember to report them before you move in as you may end up fitting the bill. Make sure you check all the electrical socks work. Ask if there is roof insulation because if it hasn’t then this can effect your heating costs. Check all the cupboards and make sure there is enough space for you to put your belongings in.

Bath/ Shower

Make sure you check that the shower is working you don’t want to move in and find out you have a faulty shower. If you find that it is broken make sure you report it to the landlord to get it fixed before you move in.

Lastly important things you need to check is the safety of the property are all locks up to the correct standard? They should all be 5 level mortar locks as this will be important for you getting insurance. You should also check to see if the property has been broken into in the last year and if it has then there should be an alarm. Make sure all furniture is fireproof to the legal standards.
