Vacant Home Staging Prevents Stale Listings

Vacant home staging is not a new concept, but is often overlooked as an effective marketing tool when selling. There are significant benefits and rewards can be reaped from vacant home staging.
Selling an empty home is much like selling just the shell of a home. Most people forget that to a buyer, an empty house is difficult to work with. The reason for this is that for most people, they are not able to imagine what the property will look like when it is fully furnished and lived in. What will it look like? Will their family like it? Does the space really work for them? This all creates uncertainty and turns buyers off. There is one sure way to negate this effect: vacant home staging.
Thinking about the logic behind the process, it becomes clear how this helps. People struggle with a vacant property, so if we could temporarily populate the property with furniture and décor, and effectively paint the picture for them, then buyer will surely connect with the home. In particular, the way in which vacant home staging portrays the furniture, adapts the lighting and generally freshens up a property is critical. The property is designed so that it appeals to the emotional side of the buyer, convincing them that the home is not only inhabitable, but welcoming and a great place to live. Even the small details such as polishing light fittings, touching up base board paint and scenting the air in the property delicately help immensely. At the end of the day, the buyer wants to be able to live in the property, so they need to connect with it and love it.
Stale listings occur when a property receives little interest for a period of time and no offers. Such a listing usually means that the selling price of the property is dropped, which is clearly undesirable for the seller. In order to reduce the odds of a stale listing, sellers need to create a high impact first impression and an emotional connection with buyers. The best way to do this is to professional stage it.
Bringing things into perspective, your vacant property is far more likely to sell, and at a higher price, with minimal risk of a stale listing, if you choose to use vacant home staging. The process removes obstacles between your property and its buyer.
