What Is Association Management And Why Are They Growing Today?

Being a part of association of home/property owners of your community is not an unexampled idea for most of us. Property or a home owner’s association basically is a legal entity created by real estate developers’ for facilitating development, management and selling of homes. The idea is to transfer ownership of the association to the homeowners so that the developer can exit financial and legal responsibilities. This association is regularized by a board of directors who are elected by members of the committee itself and this board is outfitted to take final decisions about just everything concerning the committee.

It is the function of the Board of Directors to establish and implement all of the codes, concordats that govern the community; as well as to fully maintain all of the mutually owned areas in the community. Any dispute with neighbor about their lack of respect for certain policies or provisions such as illegal storage or poor lawn grooming that remain unresolved are technically supposed to be taken up with the Board. The functioning of the association is often looked to be dealing with elementary issues however it is empowered to deal multifaceted issues too. A homeowners' association enforces its actions through the threat and levying of fines, and private legal action under civil law and is not subject to the Constitutional constraints that public government must abide by. With a framework such as this to take care of interests association members it could be easily believed that all problems can be taken care of. But people who have faced problems have a different story to tell.

The problem very common with this set up is that the boards of directors remain unreachable to the committee members or in other case home owners and tend to function independently in absence of proper interaction with concerned parties. This is where Association Management Professionals come in. The Association Management acts as a bridge between the committee members and the board of directors and it often takes form of Homeowners Association Management.

The Association Management performs functions such as attending board meetings, Inviting and analyzing bids, making recommendations on behalf of the committee etc. Contracts for maintenance, repairs, additions, and improvements or alterations to common areas are responsibilities of the association management there on once hired. Association management develops procedures to enable residents to make suggestions or complaints, Send notices, arrange and check in attendance to annual meeting, and support the Board in conducting the meeting.

Keeping records of the legal documents, financial data, member rosters, minutes etc can be difficult tasks if imagined to be handled unprofessionally and also activities too important to be left out unattended. The Association management supports enforcement of rules and regulations by the board. Thus they aids proper functioning of a Home owners Association being fair to both the committee members and the board of directors. As property management is seen as a very crucial element of investments in financial activities, it is being looked at to be handled very closely and it is recommended that Association Managers be brought into the picture. People look to have Association Managers take care of the activities so that they can sit back feeling assured their interests and rights are being taken care of.
