What to Do During the Actual Bidding Day for Countrywide Property Auctions

So now, you have finally decided to go after that very specific property. Even if this means buying repossessed property at auctions. After days of painstaking legwork you have finally psyched yourself to go to "battle" and outbid the rest on this property that you like. The way to acquire your property is thru property auction sale.

Beforehand you have done extensive research on this property. You have read the property auctions catalogue. You have actually visited the site and asked some people in the neighborhood as well as went to the surrounding blocks to visit some important places that you go to like the local church, the market place etc.

You have also done some sleuthing and compared the prices of several properties and house sales similar to the one you are eyeing. The result is good there is not much difference in terms of prices, the slight variance is just normal you deduced.

You have also attended several property auction sale and got the actual feel to be inside the whole procedure. This gave you an advantage because you are now familiar with the procedure as well as observed some of the styles of the bidders.

The budget is already set and an allowance just in case the bidding went tough is already in place. Your finances are intact and ready to buy your target property. And you have also asked the advice of your solicitor so there is no more legal block as to the authenticity of the title and the property.

Below are some suggestions on what you may do during the actual property auction sale.

• Dress the Part. Showing to the property auctions for sale event that you are affluent thru your top of the line clothes will make you feel confident and comfortable. This will also create the impression from the other bidders that you are dead serious in out bidding them for any property that you like. Be business-like and professional in appearance. A nice business suit would be perfect.

• Contract of Sale. Check if the copy given to you is exactly like the one in the auction contract. If there is a difference ask the person in charge what is the cause of this. Always read thru again the fine prints just to be sure.

• Be Recognizable. The auctioneer during the actual bidding can see a lot of people talking and whispering if you place yourself at the back of the room or somewhere outside the peripheral vision of the auctioneer your bid might go unnoticed. It is better to sit or stand within the eye sight of the auctioneer so that any intention coming from you might easily be noticed and acknowledged.

• Know Your Financial Limits. If the bid is going higher and higher way beyond your budget or way beyond on what you have allocated for then maybe it is practical to stop your bid. This is the importance of setting your budget before hand. Do not let your emotion ran before you. Keep you control and learn to be objective in the actual but not cheap countrywide property auctions.

• Pay The Deposit. When you are declared the winning bidder you have to sign the contract of sale right there and there. This means that the property is yours and you have won the house sales auction and now you have to make a 10% down payment up front fo the whole cost of the property. The remaining balance should be paid within 30 days after that date.

If all goes well, it is time to celebrate your victory. It is also time to enjoy your new property. Having joined an actual property auction sale and having won a bid will make you want join it again at a later date.

You have to establish your finances again and constantly monitor the media for any updates and hear what the advice from BBC say about property auctions. Their inputs are necessary as you make your next decision on what property to buy next.
