What to Expect When Buying a New Home

Whether you have already signed off on a new home or are just beginning the home buying process, getting yourself and your family into a new home can be more complicated than you first thought. There are a lot of things to keep in mind with a new home... things that can really circle back and cause complications down the line. The following are some of the issues that might come up and a look at what you can do to handle them.

Inspections - A big surprise to many new homeowners is the fact that inspections are involved. But this is a nice house, in good shape... why do we need an inspection?, you might be thinking. The truth is that even the most spotless home can have hidden problems that only a professional home inspector can spot. Problems like mold in particular can be especially dangerous and difficult to spot. An inspection during the purchase process or even after is always a safe bet.

More Costs than just a Deposit - Saving for the deposit is overwhelming as it is... did you know that there are even more costs potentially involved? Closing costs will come up at the end of the buying process; additionally, after closing, there may be improvements needed around the house. Don't think of these as drains on your wallet, but as investments in your home and its future. Prepare in advance for these costs coming up.

Upkeep - Many people who have been renting for a while forget that there's a lot of upkeep involved in maintaining a home. Things like plumbing, electricity, heaters, etc. may have been the responsibility of the landlord or building maintenance staff in your previous living situations; make sure that you stay on top of all the maintenance issues associated with running a well-kept home.

It's Complicated! - Getting into a new home is a complex process. Even the cleverest of us will probably need professional support during the purchase of a new home.  Rules and contingencies in home buying vary from state to state and can often be beyond the capacity of someone who is not an expert in the field. On any issue- from purchase, to maintenance, to inspection -  turn to the professionals if you are at all in doubt of how to proceed. You don't want to drop a ball and end up missing out on the home of your dreams.
