<description><![CDATA[ As a buyer's agent I have seen it all when it comes to home buying. Helping people to find their dream homes has been a real education and it has helped me to identify what too look for when buying a home. There are quite a few things to look for so only some of the major things will be listed in this article. Hopefully you will find them helpful in your home search.<br><br>Find Your Price Range - This is one of the most important things to know when buying a home. How much home can you afford? There is little point in looking at homes that are either way too expensive or far below what you want to pay. Identifying your price range will automatically narrow down your home search exponentially and make it easier to formulate a game plan for looking at the available homes. <br><br>Location - The location of your home will be another important thing to consider. How close is it to work? To school for the kids if there are any? How close is it to transit if necessary and shopping and recreation? For a home to be truly feasible it should be within reasonable distance of everything you require on a day-to-day basis. <br><br>Inspection - You should NEVER purchase a home without an inspection. Even if the home is a new construction home it should be inspected prior to purchase. Be wary of sellers who try to downplay the necessity of a home inspection, they may be hiding something. Home inspections are there to help protect the buyers so take advantage of it! <br><br>Timing - Keep a careful eye on the trends of your local real estate market. Maybe now is not the best time to buy as the market could favor the seller. Try to purchase a home at the right time in the market when it is favoring the buyer.<br><br><br><br>Of course there are more detailed things to look for when actually viewing homes but those will be dependent on your needs and the individual homes. Like any other product, it has fluctuations as to when it sells best. Things become more complicated if your home resides in a development where all of the homes are the same. We are seeing this more and more in developments these days as there seems to be a real push on finishing homes quickly. This is due to unusually high demand for housing. For this reason homes with a lot of character are highly sought after by home buyers. <br><br>This trend has allowed buyers to become more choosy about what they purchase, and some sellers have had to drop prices to make their homes more competitive.
