This city will be constructed keeping in view the low population and environment. It will also consist the modern facilites like 24 hours electricity and water supply, wide roads and parking space, scientific disposal of solid waste and wi-fi connectivity etc. etc. this project is to be constructed at NH-24 ( on Delhi Hapur road). On other side of this city will be NH-91 also. <description><![CDATA[                                        <br /><br /><br />Loan rates have however, not become cheaper but the price of a house may surely become cheaper. Due to shortage of buyers, builders are now thinking for correction in prices. RBI has given them a strong jerk by not reducing them loan rate interest. The builders had hoped that RBI would make the home loans cheaper this time in monetary policy. But it did not happen so. Builders are now facing problem in selling their houses. Mr. M.S. Aggrawal, founder, of MCX, says that <a href="http://www.zameen-zaidad.com">real estate</a> demand is decreasing. Buyers are decreasing due to high rates of loan interest. At present there is no possibility of reduction in interest rates. As such correction cannot be ruled out.   <br /><br />Correction- How much.<br /><br />As per the report of ASSOCHAM, during a period of six months the demand has fallen by 20 to 30 %. People are afraid of talking loan due to increasing EMI. This is the reason that up to 25% fall has been recorded in the numbers of bank home loan takers. OSB Group president Mr. P.K. Sanyal says that great difficulties are being faced in selling big projects. Out of the total buyers are loan takers. They are expecting 10 to 20% reduction in price, only then they will be able to match their EMI.<br /><br />Secret of problem<br /><br />In fact, the biggest reason of problem is increasing investment of foreign fund in <a href="http://www.zameen-zaidad.com">real estate</a>. As per the specified rule 100% foreign investment is permissible in construction work. Foreign companies cannot buy land. They have to enter into an agreement with Indian companies. As per an estimate, foreign companies are ready to invest around us $20 billon in real estate. Before investing, they are demanding the business track record of Indian companies. How many projects were constructed and sold by them. How ever, it in necessary for starting new projects that sale of old projects is over. <br /> <br />Shortage of Alternatives<br /><br />Peal Infrastructure General Manager( Marketing) Mr. K. P. Singh says that seeing the delicacy of time, it is good to work. Numbers of cash buyers of flat and house are very low. If the builder does not bring their profit margin now then later their profit may decline further. If the state governments do not make appropriate arrangements in this direction for appropriate land and construction activities are not acclerated according to demand,  the shortage of houses may be doubled by the end of 11 th five year plan.<br /> <br />As per the statement of central habitation and urban poverty eradication ministry that due to heavy cost in the residential sector and deficit in budget at contral and state leval, private sector, co-operative sector, industrial sector and institutional sector have been recognized active partners under the new residential policy. <br /> <br />Its aim is to accelerate the construction of houses according to the requirement of all categories of society. Though public partnership was augmented for construction during the 10 th five year plan, yet construction of houses lagged behind the target considerably as a whole. Now during the 11the five year plan more public partnership will be evolved and simultaneously industrial and institutional sectors will be more and more encouraged to construct houses for labor and employees connected with them. <br /> <br />Sources indicate that with which speed the people from rural area are coming to cities in search of job and making their habitation, keeping in view the same it is essential to emphasize the need to target the construction of houses in plenty for poor and low income group people in metro cities and all levels of big and small towns. To achieve this target, it has been decided to increase the government and public partnership. If you look at the present shortage of residential units, you will find that demand of EWSand low income group people is more than 90%. <br /><br /><br />During the next decade, 40% of our population will become the part and parcel of cities. It means that more and more people will be fleeing to cities in forthcoming years. Consequently percentage of EWS and low income group (LIG) people will increase. We will have to concentrate more in this direction to fulfil their residential demand. The share of urbanized poors in the country is about 30%. <br /> <br />To overcome this shortage, the government is encouraging big builders that they obtain plots form government and make township and ensure the construction of houses for EWS and LIG categories.
