Set on the hillside overlooking Groombridge Place, the Groombridge Land's many features are designed to intrigue, amuse and entertain peopls. There are exciting playgrounds, stunning views, unusual animals, fun activities, quiet seats, beautiful flowers, huge swings, strange plants and shy deer in the Groombridge Land gardens. Amongst the animals you may see are the zeedonk, a zebra-donkey cross, one of only two in Britain. He and a donkey share a field near the Chime Walk. In the Grom's Village there are giant rabbits. As adults they grow to 60 cms in height. Roaming around the forest are the goats, and in a nearby field are the alpacas, which look like big sheep with long necks.

The Raptor Center is based at Groombridge Place Gardens and is the largest conservation centre for birds of prey in the south east.
Since the succession of the Conservative government, house building on Green Belt land has increased by 60%. The same is the trend with Groombridge land as well. It can be substantiated from the fact that UK has seen growth from 3287 homes during 1994-1996 (the last full years of John Majors' government) to 5265 between 1998-2003 under Labour.

In the South East in general and Groombridge land in particular, the number of Green Belt dwellings rose from 553 in 1996 to 1175 in 2000.

Under John Prescott's watch, Groombridge land is being given special attention for sustainable development.

In December 2005, Deputy Prime Minister John Prescott had given his backing to the Greenbelt land development which will include affordable homes, schools, community facilities, playing fields, shops and transport but he refused a proposal for 5,000 dwellings. Special attention to Groombridge land should also be given to meet the ever growing demand.

The message couldn't be clearer. Groombridge Land, particularly greenfield sites in close proximity to expanding urban and suburban centres, is strongly tipped to be the top investment performer for the projected future. Investors, from major property portfolio managers to individual first-time buyers, are increasingly being drawn to the exciting opportunities of buying land.

--
Su Dang

Source: http://www.articletrader.com

Groombridge Land stay close to the borders of Kent and Sussex. In fact, some part of Groombridge actually falls over into the adjoining county and hence there is some local controversy about whether it should remain as it is or should absorbed by one of the two counties.

The Government’s plans for a major house-building programme are based on the insidious belief that increasing the volume of land availability is the most important way to go aboard upon the calamity of unaffordable housing in the UK. Considering this view of the Government, many land banking firms of London have incorporated themselves in the business of selling greenbelt land to the general public. This is being done in the anticipation of obtaining huge returns from the land, once the Government grants planning permission

Groombridge Land is surrounded by greenbelt and undeveloped barren land. considerate development of this kind of land would help in creating jobs opportunities in rural areas, and by increasing supply of land the house prices would become affordable to new buyers who are young and belong to low earning category.

Hence the Government should take the initiative to bring down the ever increasing price of residential and commercial land by providing planning permission on the un-developed greenbelt and green field.

--
The author is a Land Expert based in the UK.

Source: http://www.articletrader.com

Land Scams gave Realty a bad time but its good to see now that Sussex Farmland and Farmland near Slough are reviving from Kent Land Scams, Sussex Land Scams and London Land Scams. Groombridge Land, the worst hit area of the UK has now started saving its historical buildings, gardens and protected land from Scamsters. There was a time when historical buildings, protected land and gardens were being sold by scamsters in Groombridge Land and there was no one to raise a finger, but after fruitful efforts led by NGOs and local people Groombridge land has got rid of scamsters.

Sussex Farmlands were the next target of the scamsters who bought the irrigated land for low prices and sold them to investors in high prices in wake of highest returns. The investors were only left with a piece of land where they could do farming only and not build anything.

Farmlands near Slough guaranteed higher returns than any other property investments owing to its nearness to the city area. Although some parts of the region got permission to build houses but most investors didn't get more than a small farmland that didn't deserve farming.

The scamsters operated from a broiler room, where from they trapped most of the people they called up and were successful to make huge sums of money.

Now, people have arose to a level where they can fight with every type of a scam or a scamsters, this is the reason UK has been able to forget Kent Land Scams, Sussex Land Scams and London Land Scams.

--
The author is a Land Expert based in the UK.

Source: http://www.articletrader.com

The UK Parliament seems convinced about Greg Mulholland's arguments that the scammers are trying hard to sell the greenfield lands in Sussex Farmland and Groombridge Land. Both these places are a heaven for scammers as they present natural environment and a feeling of being with nature to the visitor.

Mulholland, the Liberal Democrat, argued that the land banking companies are trying hard to get a pie out of the sale of investment land and that the Government and the Ministers will agree to work with him on this issue. The MP for Leeds, North West also commented on the full investment process through which the investor goes and the company makes money.

The MP told the Parliament as to how the Government reacted to one of the Land Scams being conducted in Victoria, Australia. The government body barred the said company for any promotional and marketing activities until full hearing of the case has been done. But no such decisive action has taken place in the UK.

The MP said that a company contacted him for this matter and put its concern over the growing number of fly-by-night land banking companies. Mr. Mulholland concluded that a governing body to rule out the possible scams has to be devised.

The measure suggested by Mr. Mulholland can successfully prevent the scamsters to sell the land of Groombridge Land and Sussex Farmland.

--
Su Dang

Source: http://www.articletrader.com
