Realtors have an important role when it comes to buying and selling real estate. It is their role to bring buyers and sellers together. Without the assistance of local realtors it would be much more complicated to complete a real estate transaction.

Realtors Represent You

Selling or buying real estate involves a large sum of money, sometimes millions of dollars. While there are real estate transactions that seem to run smooth as clockwork there are others that wind up being complicated and full of legalities to overcome. However, there are ways to help protect you and your interests.

Selling

When selling a home you should utilize the services of a local realtor. It is important that your interests are put first and protected. A realtor and/or the brokerage firm that represents you has the fiduciary duty to protect your position and interests, unless otherwise stated. It is important to talk with your agent concerning what their responsibilities are and how they will protect your interests. The contract between seller and agent is commonly referred to as "seller agency".

An example of how a realtor will protect you when in such a relationship is in existence is by not telling potential home buyers why you are selling the home and if you offer any concessions in price. Of course you may choose to allow this type of information to be disclosed but many times you save it for the negotiations.

Buying

Similar to "seller agency" is "buyer agency". This type of relationship is between the buyer and realtor but the same principles apply. Under this type of agreement the realtor represents the buyer. Information is kept secret to protect the buyer's interests. Also if the realtor finds valuable information concerning the seller and the property that is not being disclosed they are obligated to inform the buyer.

Often times home buyers don't enter into this type of agreement but there are times it can be beneficial. The only thing it costs is commitment to that realtor, however time frames can be set in the contract.

Realtors work hard to earn their commission, whether helping a buyer or seller. They drive buyers around town, buy an occasional lunch, and research the market. When buying and selling real estate it is important to know your rights and where the loyalties lye of the realtors involved.

--
New to buying real estate? Boise First Time Home Buyers Guide can help you put the pieces together.

Source: http://www.articletrader.com

Setting the Price

When it comes to selling a home the main thing both homeowners and homebuyers are concerned with is price. Homeowners are looking to get as much as possible for the sale while homebuyers are looking for the best deal. Even though the interests are different it is not impossible to obtain a win/win situation.

If the selling price is to high several problems will arise. The main one of course is that the home will not sell. It will sit on the market for months and months eventually drawing no activity whatsoever. This is a waste of resources and time.

To get the sale of your home back on track you will need to make some major concessions, typically in price. There are even times when taking your home off the market for a period of time as you re-determine the price can be very beneficial.

On the flip side if the price is set to low then the homeowner can miss out of thousands of dollars. At some point this is every home sellers concern so it is important to determine what is an acceptable asking price and selling price and take it from there. Remember that if your home sells quickly that is not always an indicator that the price was to low. It often means that the home was priced right.

When setting the price the best you will be able to do is come up with a range. The easiest way to do this is to contact several local real estate agents and obtain a CMA from them. The information should be similar, if they did their job correctly, and provide you with a great starting point for setting the price.

In the end it is the buyer who determines the selling price so as a seller it is important to understand what the real estate market is doing and what a reasonable selling price is. You can't put a sales tag on memories and if you could most homebuyers wouldn't pay you a dime.

--
New to buying real estate? Boise First Time Home Buyers Guide can help you put the pieces together.

Source: http://www.articletrader.com

What is the Importance of Your FICO Score

Often times we use the term "credit score" and "FICO score" interchangeably. They both give creditors the same number when it comes to determining whether or not they will grant an individual credit or not and at what interest rate.

Established in the 1960's, Fair Isaac Company or FICO, is a credit-reporting agency that assigns a score between 300-850. The better your credit, the higher the number. Having a high credit score does have its advantages, including lower interest rates on loans. On the flip side if you have a low score you may end up paying higher interest rates or having your request for a loan turned down.

There are several factors that determine your FICO score, the top 5 are:

·	Payment history on previous and current debt makes up 35% of the score.
·	The amount owed to current creditors accounts for 30% of the score.
·	The length of your credit history counts 15%.
·	New credit will also affect the score and accounts for 10%.
·	The type of credit you have accounts for 10% of the score.

As you can see the most important is payment history. By making your payments on time while avoiding hefty outstanding balances you can influence your score automatically. The good thing is, if you have had issues in the past and your credit is less than perfect you can fix it. Fixing your credit and improving your score does take some time but in the long run it is worth it, especially if you plan to make a large purchase such as a home purchase where you will require a large loan.

Improve your score by fixing any errors on your credit report and share information with FICO to help keep your credit histories updated. If you are planning to buy a home, pull your credit report before applying for the loan so you can make sure there are no discrepancies that need to be addressed. Having a high score can save you thousands of dollars in interest payments and could mean the difference between approval or rejection.

--
Boise Real Estate is a fast growing ever changing market.
Parents with small children between the ages of 2 and 5 have in recent years been exposed to the mania of… you guessed it Dora the Explorer. You can watch her on tv and dvd. There is also countless Dora toys, clothes and other household items. Once you know what to look for it is almost impossible to miss her. Take along your kids to the store, they're not shy about pointing her out.

Since 2003 Dora and friends have made it into millions of homes across the world. With dozens of dvds, in many different languages and merchandise galore Dora is a must have.

If by chance you've never heard of Dora or your looking to learn a bit more, Dora started her career as a kid's show who was eager to help anyone in need or explore any place. She is typically accompanied by her best friend Boots. Map and Backpack also make their way with Dora and Boots helping out along the way to provide direction and tools to get from one place to another or overcome an obstacle.

As Dora makes her way she usually runs into Swiper the Fox who usually tries to swipe something and throw it. Of course it is always found and the journey continues. Dora's friends also come from time to time to help out. They include; Isa the Iguana, Benny the Bull, and Tico the Squirrel.

One of the reasons the show is so popular is the fact that they try to get the viewers to interact, sing along, dance, and answer questions. Dora also teaches Spanish, counting, team work, persistence and many other things.

So what do others think about Dora the Explorer? Well you may have guessed it. There are those that love it and those that hate it. Negative comments I've seen about Dora is that some people don't like their kids asking for things in Spanish or that the show is overly simplistic. It seems many of the negative were based on what an adult would find entertaining and not a child. Others didn't like the bilingual aspect of the show. As for positive feedback, you get a lot of people just loving it. The kids tend to love it as well. Children watch them over and over again. The show is said to be wholesome, entertaining, and educational. Of course tastes vary and there isn't one program that will satisfy everyone.

--
Jason is the publisher of MyInfoSource.biz that provides information and resources for information seekers.
Advice on Selling Your Home

By putting yourself in the shoes of the buyer you can come up with many good ideas when selling your home. Take into account the things that you are looking for as well as the type of things that you find distasteful. By taking this step you can increase your exposure and bring potential buyers to your front door. To get started here are a few tips to help sell your home.

Research Market Price

Set the right price for your home by studying the local housing market. Compare similar homes that are for sale and that have sold. Each home has something special to offer so take into account what yours are. Buyers these days are well informed and if your home is priced to high then you may not get the traffic you expected and your home will sit on the market for months. By using your time wisely in the planning phase you can save yourself time and money later down the road.

Gather Neighborhood Information

When putting your home on the market it is important to gather as much information as possible. Buyers are interested in more than your home they also want to know what kind of neighborhood you live in and what the area has to offer. A useful selling tool you can provide them with is a 3-ring binder with neighborhood demographics, shopping, school information, etc. A good way to present this information is to leave it on the kitchen counter for people to look at when viewing your home. To get top dollar for your home you need to sell more than the house you need to try and sell the neighborhood and its amenities.

Improve the Condition of Your Home

Take a weekend and do chores around the home. Clean the yard, trim shrubs, water, plant flowers, etc. Often times these things will motivate a home buyer to stop the car and get out. The goal is to get them through the front door so they can see what your home has to offer. It is critical to not scare them away by not having the exterior of your home looking nice and in good condition. Consider what is called "curb appeal", how does your home look from the curb? Is it inviting or does it lack that welcome feeling? Having the exterior of your home in good condition tells buyers that you have taken the time to take care of your investment.

Stage Your Home

Home staging is another critical step for selling your home. Sellers want to get the most money out of the sale of their home as possible. Don't miss out on thousands of dollars simply because your home was not prepared in advance. Either have your home staged by a professional or take the time to learn how to do it yourself.

Get rid of clutter, pack it away and put it in storage not in the garage. You want your home to look as spacious as possible. Pack unneeded knickknacks and trinkets. Give your home a clean clutter free look. Hide or get rid of torn furniture and clean everything. Add color to your home with freshly cut flowers. Taking these easy steps can go along way in getting top dollar for your home.

--
Jason is a life long resident of Boise, Idaho and provides real estate information on the Boise Idaho Real Estate Market for buyers, sellers, and investors.
The Foreclosure Crisis Hits US Tenants

Boise real estate professionals have been surprised to learn that the wave of foreclosure-related incidents, which have been sweeping across the US are not only affecting homeowners but renters as well. Recently everyone has become aware of how the mortgage and housing crisis is affecting mortgage companies and homeowners, not many people realize that renters are being evicted in record numbers due to the fact their landlords have fallen behind on their monthly mortgage payments.

Landlords and banks have no legal obligation to notify tenants when leased or rented properties enter foreclosure. Often times they are unaware that there is a problem until it is to late. Many come home to discover an official eviction notice from the bank posted on the front door.

To make things worse, many of these displaced renters lose out on cash security deposits because some desperate landlords have pocketed the money and vanished. Now the tenants have to come up with extra cash to start over again, which means money for deposits, first months rent, and moving expenses. How many of you have enough money saved to move if you were suddenly evicted?

Those reentering the rental market find that due to a shortage of available rental units, finding comparable housing in the same price range is a challenge. Millions of homeowners have moved from homes because they sold them to avoid foreclosure or lost them to repossession. Those former homeowners are now renting or leasing, adding significantly to the number of renters in the USA. But during the 2000s, as home prices surged, builders and developers focused on single-family construction and shifted away from the creation of rental units. So the rental market is experiencing a sudden spike in demand at a time when the supply is inadequate. That bodes well for investors who are landlords, but puts additional obstacles in the path of evicted tenants quickly and urgently seeking affordable housing options.

--
BoiseRealEstateInfo.net provides resources, statistics, and information for home buyers looking to Buy Boise Homes.

Source: http://www.articletrader.com

Prepare Your Home to Sell Quickly

There are several tricks to selling a home without having to make major concessions in price. One of the best things you can do for you and your property is stage your home for sale. Homes that are staged typically require less time to sell, research has shown that staged homes can sell nearly 40 percent faster than their counterpart.

Staging a home is simple and doesn’t require much investment. Many times you can find the resources you need among your own belongings or you can hire a professional to stage your property for you. Local real estate agents will also be able to help in staging your home.

The ultimate goal when selling your home is to get the most money for your home. Homes that are staged typically bring in a higher selling price than homes that are not. They also don’t tend to sit on the market for long periods of time thus saving more money on advertising and marketing. It is important to draw as much attention to your home as possible when putting it on the real estate market and staging does just that.

When considering where to begin I recommend looking at the exterior of your home. Doing a good job staging requires both the inside and outside of the home to be prepared. Cut and trim your lawn, shrubs, and bushes. Plant flowers if necessary and keep your lawn manicured and well maintained. You never know when a potential homebuyer will drive by. Unless a homebuyer is looking for a fixer upper they don’t want to have to spend time and money on the yard once they move in. Providing a well maintained front yard gives the homebuyers a good impression that the inside will be well maintained as well. Thus, getting them to stop the car and take a look around.

Getting a homebuyer inside is a great accomplishment. You have passed the initial phase and it is time to continue to “WOW” them with your home and what it can offer them. Even though you want the home to look spacious and clutter free you also want to provide something for the imagination. Vacant empty homes are okay but they lack the homey touch and feel. Adding a bit of staging in areas of the home helps get the homebuyer’s imagination going. They begin to visualize what they can do with that area or changes they would make.

Getting off on the right foot means taking the necessary steps to make your home stand out from the pack. Taking the time to stage your home, inside and out, is the way to do that. Get the most back on the sale of property.

--
Real Estate Boise is a fast growing, quickly changing environment.
Preparing Your Home for Winter

With the chilly evenings upon us it is a good reminder that summer is gone and winter will soon be approaching. This time of the year is a good time to do some basic home inspection and touch-ups that will prepare you home as you head into winter.

Throughout the year shrubs, trees, and bushes have grown and some are in need of a trim. As a general rule it is a good idea to maintain an 18-inch gap between the foundation of the home and plant life. It is also very important to make sure that the soil near the foundation slopes away from the home so drainage does not cause damage or leak underneath your home.

When checking your foundation look for signs of rotten wood or deteriorating brick. If you do find such things it would be a good idea to contact a professional contractor to have the issue investigated thoroughly.

Once you have inspected the foundation and removed any foliage that has grown to close you want to direct your attention upward. Start with checking the gutters, remove any clogs, leaves, and sprouting plants. Visually inspect the roof for damaged or missing shingles. Catching damage or worn shingles early on can save a lot of money if repaired promptly.

Caulk and paint are two of the best labor and money saving solutions of all when it comes to home maintenance. Check your window frames for signs of peeling and missing caulk and re-caulk if necessary. If the paint on the home is looking worn and peeling you may consider freshening it up with a new paint job.

To wrap things up you should have your heater inspected and serviced once a year. Make sure the filters are clean and free of debris so your family will be warm all winter long.

Doing maintenance on a seasonal basis not only helps keep homes in good shape and yards looking nice, but it makes it simpler to get things done because they tend to take less time when done on a regular basis and you will reap the rewards of pride of ownership and peace of mind.

--
Jason is a life long resident of Boise, Idaho and provides real estate information on the Boise Idaho Real Estate for buyers, sellers, and investors.
Remember the first time you saw your home? Remember how it felt to move in and make it yours? Adding the finishing touches, planting flowers, or relaxing on the patio can be one of the most satisfying moments in home ownership. Homes are much like their owners, they take on the personality of the individuals whom occupy them adding a special uniqueness to them. Homes are places where families are raised and memories are made, good and bad. The longer you remain in a home the more attached you become. Emotions are a powerful part of our being and overcoming them or putting them aside can prove difficult. That is why having a plan in place to sell your home is important.

To get started with your plan you should do your best to put any emotional attachment aside. Developing the plan to sell your home depends greatly on making rational decisions, decisions based on logic not emotion.

Getting Started

Now that your emotions have been put in check it is time to step back and take a good look at your home. As you look over your home take note of the pluses and minuses, write them down. Are there things that things need to be fixed? If you were considering buying the home, is there anything that you would like to see different? By putting yourself in the shoes of the buyer you can develop a good strategy and "to do" list on projects to tackle for improving the quality of your home as well as increasing the return on your investment.

Additional considerations include; have the carpets cleaned even if the carpet needs replaced. If the carpet needs replaced consider holding off and offering an incentive to home buyers that you will cover part of the cost for replacement. This allows the buyer to pick the type and color of the carpet.

Tips on Selling Your Home

The first thing that real estate agents and potential home buyers are going to see is the front yard so make sure it is mowed, trimmed, and looking nice.

A fresh paint job can go along ways in making your home look more appealing, inside and out.

Remove any pets and pet smells if you have them.

Remove the clutter from your home, this includes the back yard. Make your home look as spacious as possible.

When realtors are showing your home have some freshly baked cooking sitting on the counter or a pleasant smelling candle burning.

Make yourself scarce when your home is being shown to potential home buyers. It adds pressure when you are around so go for a walk.

Consider Location When Selling Your Home

Many potential home buyers may be new to the area. Having a list of local amenities could prove useful. For example; walking paths, parks, local shopping, good coffee, dry cleaning, and anything else that you found helpful.

When selling your home it is a good idea to also sell the neighborhood your home is in. If the schools in your area are exceptional then make sure every person that has kids looking at your home knows it.

Selling your home can be a stressful time but the better prepared you are the more likely you will sell your home quickly and with the fewest surprises. Buying your home was an investment that provided many more rewards than simply monetary gain. When selling your home approach it as liquidating your investment and getting a good return on your investment.

--
Real Estate Boise is a fast growing, quickly changing environment.
Help! I’m Selling My Home

For someone that’s never sold a home before, it can be a time of stress and frustration. Fortunately, if you can remember the home buying experience for your current home you have a good idea of what you will to have to deal with. It is the home buying process in reverse.

Real Estate Market Condition

To get started selling your home you will need to determine the local market conditions. If you are selling your home because you want to versus having to it is a good idea to confirm that now is the time to sell. Housing markets fluctuate and there are times when it may be worth thousands of dollars to hold off for a few months. Of course the opposite can be true. If the local real estate market is jumping you may want to get out while the getting is good. What ever the motivation to sell your home there are some simple steps you can take to get started.

Consulting with a reputable real estate agent is a good idea and they have a large amount of knowledge and resources. Whether you have decided to use a real estate agent or not it is a good idea to consult with one concerning the local real estate market. Agents can provide you with an analysis of what the market may pay for your home, comparative market analysis. A CMA is based on similar homes that have sold and are for sale in your general area.

Real Estate Forms and Contracts

There are many contracts and forms involved when selling a home. A large amount of money is at stake and buyers are protecting themselves, the seller should as well. Know what forms and contracts are involved and what each one means. They will be referred to often, especially in the negotiation phase.

Marketing Your Home

Marketing is a key component when it comes to selling your home. A sign in the front lawn doesn’t have the same reach as the local newspaper, internet, or flyers. This is probably the most expensive and time consuming part of the home selling process. If you use a real estate agent then you won’t have to worry much about the cost because it is typically covered through the real estate broker.

Don’t forget to tell neighbors, friends, and family you are selling your home.
