As the real estate market returns to a normal pattern of buying and selling, some sellers are easily frustrated. If your house is not selling, here some tips for selling a house for sale by owner or FSBO for short.

Selling a house is similar to a job interview or a first date. Presentation tends to go a long way in determining the outcome. That might sound a bit shallow, but it is simply a fact of life in many endeavors including real estate. To this end, sellers have developed bad habits when it comes to selling their house because of the recent hot seller's market. A few basic tips for selling a house can get you back on track.

Most real estate comes with a garage. If you have lived in the property
for any amount of time, you have undoubtedly stored numerous things in your garage. When the time comes to sell your property, however, you need to give your garage the once over. Items you consider priceless heirlooms might be considered junk by buyers. A messy garage is also a negative. Remember, buyers expect you to have the house in pristine condition. Anything that does not reflect that will hurt you in the eyes of these individuals.

Undoubtedly, your house has some amazing interior features. Instead of just assuming the potential buyer understands the value of them, you should highlight the features. The best method for doing this is lighting. Make sure you have sufficient lighting in the relevant area by opening drapes or going with more powerful light bulbs. If you have beautiful marble flooring and counters in your kitchen, make sure there is sufficient lighting to make them stand out.

Your lawn is the first thing a potential buyer is going to see when they pull up to the property. Keep it trimmed and cut back any jungles. Give some thought to the walkway to the front door. Planting flowers and such can go a long way.

Make sure the entrance is a positive aspect of your house, not a negative. Make sure the front door is in perfect shape. The entry area should also be focused on. Add plants, rugs and what have you to make a good impression. Next, walk in through the front door and take in the view. Is there anything that gives you pause and can be improved? If so, do it!

Declutter, clean, and organize all storage areas.

The real estate market has cooled to the extent that houses are not selling in three days anymore. Three months is more nearly the norm in many areas. Returning to the basic fundamentals of selling a house is the key to getting the offer you need. These tips for selling a house should help.

--

Myfizbo.com is where FSBO property can be viewed, advertised and sold without paying a commission.

Source: http://www.articletrader.com

FSBO Selling tips

With all that is going on today in relation to real estate selling your home has gotten a lot tougher. We are now back to the future, so to speak. Sellers doing what was unheard of years before. Buyers are definitely running the market. To make things worse buyers are making more and more demands, realtors are charging a lot more for their services, and in order to survive you have to consider going it alone. Don't think it's going to get easier either. However there IS some light at the end of the tunnel. Let me explain.

As a seller without a realtor you are what many in the industry consider a FSBO Property, or "For Sale By Owner." This gives you certain advantages over some others. You can work some items and incentives in the deal that will attract more buyers to the home you are selling.

Here are some ideas to consider:

1.	Pay for closing costs. Most lenders will allow you to cover from 3 of the cost of the home towards the closing costs. Why would you do this? Well if you as a seller are willing to take some of the equity on your end to cover the cost of purchasing your home more buyers will consider looking at your home. They may even overlook some of the imperfections of your home as well. While you may not make as much on the home, it isn't exactly money coming out of your pocket either. If by losing some of the equity in your home allows you to sell your home quicker you also save money laid out every month in mortgage payments, utilities and other selling expenses.

2.	Consider paying Realtors a finder's fee. Didn't I just say going it alone could be a benefit? I sure did. But let's examine one thing here. Realtors don't show homes to people who can't buy. Chances are great that a Realtor hs already had that buyer prequalified with a lender before they turn the key to the SUV that's driving them around to look at homes. So why not entice that Realtor to show your home by offering a much smaller commission to that buyer's agent. Where as some agents charge 6-10 to bring their qualified buyer to see your home. Again, it's not money you are taking out of your bank account but the equity of your home.

3.	Allow Realtors a chance to give seminars at your home. Realtors these days are always looking at creative ways to create more clients. Many of them will hold seminars and events to educate their public. Realtors may need a place to hold these events and not pay for it like they would have to if they had to rent a hall or hotel ball room. This way the Realtor gets a "free" venue and you get to show off your beautiful home.

4.	Lower your price! When all else fails, be cheaper than your competition. Buyer today are bargain hunters. While they may appreciate your nice home, they are ultimately looking at their bottom line not yours. A lot of homes on the market have to incorporate the agent commissions and will not be able to lower their prices as much as you can. Real estate may be location, location, location but buyers are looking at price, price, price.

These are just a few things you can do make your fsbo property show a little better and exposed a little more. Take heart in the fact that even the pro's are having a tough time selling today. Use these ideas and brainstorm for yourself some of your own and you may hopefully find yourself closing on your home sale quicker than expected.

--

FSBO Property

Source: http://www.articletrader.com

The words FSBO property are probably the oldest words uttered in the real estate world. FSBO stands for "for sale by owner" in case you didn't already know that. There was a time a few years ago when a home owner could sell their home without much help. In fact, there was a time where a home would get multiple offers within a few days of placing the sign on the front lawn.

Well those days are gone and it's something that you are going to have do deal with if you are selling your home today. Now I am not going to lecture you about the value of hiring a Realtor to sell your home. I will let them do that, it's what they do best any ways. I wanted to give you, the home owner, a few tips on where to get some help for free.

If you are seriously considering putting your home on the market you must understand that you are going to compete with other sellers to get that buyer to walk into your home and eventually buy it. The best way to do this is to first understand what your home is worth. You could get a certified appraisal which would cost you a few hundred dollars or you can go online to sites like zillow.com. Now remember that this will give you a "ballpark" figure on your home's worth. It's a start and it will help you see what others sold their homes for.

Next thing you need to do is tell everyone about your home. That can get expensive. Understand that you are one of hundreds or maybe even thousands of sellers trying to sell their homes today. You need to really get the word out. Here's my advice and as quirky as it may sound it is good advice. TELL EVERYONE YOU KNOW! I mean it. Tell your neighbors, co-workers, church members, relatives, the mailman, and the neighborhood busybody, you know the one who is always telling everyone about everyone else's business.

There are a multitude of sites that will charge you to advertise your home and the prices range from 29.99 all the way up to a few thousand dollars. There is one site, however, that is absolutely free. www.MyFizbo.com will allow you to post your home for sale and they do it absolutely free. They will also let you advertise it for as long as it takes to sell your home. The site is connected to many websites including Google and Yahoo to name a few. It's the only place that you can literally advertise for nothing. All they ask is that you put in a kind word on their behalf when talking to others. They get paid by the advertisers on their site so it keeps it free for people selling "by owner."

Well good luck and don't give up. Don't quit. Your house, if priced right and advertised well enough, will sell. I promise!

--

MyFizbo.com is America's source of FSBO listings and information. You can view a huge list of homes being sold

by owner in every state. Find real estate bargains in your own neighborhood. Sell your home without paying a real estate

commission. Visit www.MyFizbo.com today and experience the difference.

Source: http://www.articletrader.com
