What is it that sets certain homes apart from others on any given real estate market. Curb Appeal. It is that element that makes buyers sit up and take notice of a certain home. Curb appeal refers to the visual image that the home projects. It is a combination of many elements, incorporated into a complete package that is designed to attract buyers.

So the question is: how can you improve your curb appeal and sell your home quickly for the profit that you are looking for? Start by taking a critical look at your home. Now this may be difficult as you will be slightly biased towards the home you have lived in for so long. Attempt to remove any emotional response or attachment to the home and look at it as though you were considering purchasing it. What would you want the owners to improve before you made your offer? This is the point where you will have to be brutally honest with yourself. Make yourself a list as you survey the property and try to prioritize in terms of importance.

The first thing you do should be any major changes that need to be made. This can include things like a new paint job, new grass, redoing the driveway or major landscaping. Once the major projects are complete then you can spend some time seeing to the little things that add character and charm to the home's exterior. At this point concern yourself with things like the gardens, flowers, perhaps detailing the trim on the home and other cosmetic upgrades.

Remember that your home deserves the best chance it can get of selling for top money. The more time you spend preparing it for sale, the better chance it will have. It's worth spending some money to ensure that these upgrades are of top quality as that will be reflected in the asking price of the home. Don't forget, if you have any questions about things that could improve your asking price, ask your realtor!

--
Liz Bacall is an experienced realtor specializing in Palm Beach real estate.
Everyone has heard horror stories about home purchases that turned sour after the new owners moved in and discovered a few new things about their purchase. This is a heartbreaking ordeal to have to go through so it pays to educate yourself on the necessary steps of a home purchase before you jump in with both feet. Smart buyers know there is a real step-by-step process that has to be observed in order to ensure that they are getting the best deal possible and do not end up with an expensive problem on their hands.

One of the best ways around this problem is to network with your realtor during every step of the process, make sure they keep you informed about everything that is happening with your offer. This will also help you in learning about the actual transaction that is taking place. One of the most important steps of the sale process is the inspection. Always be sure to have the home inspected by a certified and independent inspector. Be wary of sellers or listing agents who downplay the necessity of the home inspection, they might be trying to hide something. Home inspections can turn up important safety concerns such as faulty wiring, insufficient insulation or a faulty foundation and health concerns such as mold.

The last thing you want is to skip a step to save time or money and end up with regrets at the end of the process. Remember, this is going to be a home for you and your family, and you deserve the best. Why spend all the time and money and not be thorough? Protect your family and your investment. You will thank yourself later!

--
Liz Bacall is an experienced realtor specializing in Palm Beach real estate.
Buying a home is likely the largest purchase that an individual will make in their lifetime. It stands to reason that it should also be the most carefully planned and detailed purchase as well. Rushing into a home purchase can lead to bad decisions and ending up with a home that does not suit your long term needs. In your planning for a new home purchase here are some good things to remember that will make the process of finding that perfect home easier.

Sit down and plan your ideal home. Make yourself a list of the things that are totally essential. These will be the basic guidelines that you utilize in the shopping phase of the process. In this stage do not be afraid to be concrete on what it is that you need in a home. For instance, if you have 3 kids, there is no point in getting a home with only 3 bedrooms. If you have pets, then a fenced yard is a must. Knowing these requirements ahead of time will only take stress away during the buying process. After this list is complete, make another of the the things that would be nice to have, but aren't absolutely essential. Things like a level entry, or finished basement, or workshop are good examples of preferences.

Now it is time to consider the neighborhood that you will be moving into. After finding some homes that suit your needs, do some research into the neighborhoods that they are in. Find out about local crime rates, are they on the rise? How close are the schools, and what kind of commute to work are you going to have to deal with? finding out if there are traffic problems between the home and your work can be a big deciding factor in the purchase of a home. Also take into account the direction that the neighborhood is heading in. Is it a newer area that under construction, or maybe the area is older and in decline. When making such an investment, you should definitely consider these things.

With this research in hand it is now time to make your decision. Be prepared that you may not get the first home that you bid on. The real estate market is highly competitive and homes can disappear off the market in a very short time. Be sure that you are working with a Realtor who is on the ball, and responds to your calls and reacts quickly to any occurrences regarding your home purchase. Now go ahead and make your offer!

--
Liz Bacall is an experienced realtor specializing in Palm Beach real estate.
Its understandable that the process of buying a home can be somewhat overwhelming. There is a lot that needs to be done in order to make the process as hassle-free as possible. Naturally the seller is going to be concerned over a few things, the buyers ability to obtain proper financing is a major one, and whether or not their home will close quickly. This is a major concern if the seller has already purchased another home and is wanting to leave their current home as quickly as possible.

Being confidant as a buyer will entail a few steps. Mostly this will involve the financial aspects of the purchase, but it will also concern the process and how justified you feel in asking for certain conditions. One of the ways that you can gain confidence as a buyer is to have all your financial issues ironed out previous to the offer. This means clearing up any outstanding issues in your credit, and having a full mortgage pre-approval in hand. Pre-qualification is simply not enough. The difference is that with a pre-qualification all that has happened is a conversation with a mortgage company, and they have agreed that you "qualify" for a mortgage. This is the point where you ask them to "show you the money." This is a full pre-approval. The pre-approval is one thing that sellers look for to ensure that their closing will be without issues. Pre-approvals give you a definite number, and actual dollar figure. Do you think you would be a bit more confidant with that aspect of the sale already dealt with?

Don't be afraid to be forward in your assessment of the home. After all, you are spending a lot of money. You should get what you pay for right? Be firm on the issue of inspection, the last thing you want to do is pay big for a home and then discover numerous issues after the home closes. There is nothing more heartbreaking than buyer's remorse. Except buyer's remorse with a $200,000 + price tag. Educate yourself on the inspections process as best you can, and ask a lot of questions of the inspector. Do they check for mold? If not, have the home checked. These are things you can never be too careful about.

--
Liz Bacall is an experienced realtor specializing in Palm Beach real estate.
