OK, so you are going to buy a home. First of all, congratulations! Second, good luck! Now, hopefully luck will not have to enter into the equation as good planning and proper preparation can help to smoothe out the whole process and assist in avoiding the traditional pitfalls of home buying. When purchasing something as big as a home there is definitely the potential to put your neck on the line, and many buyers do. The unfortunate part is that this is really not necessary. Chances are that if your neck is on the line then something has gone wrong that maybe should have been taken into account and planned for. I agree, you can't foresee everything; but you can try to plan for every possibility.

For a comprehensive list of things that can happen during the buying process make sure you consult your realtor, but in the meantime some of the most important things to think about are location, price, future and financing. Location is a huge issue in real estate and always has been. Without good location, real estate loses its value as areas with more in the way of amenities schools and entertainment grab all of the available buyers forcing other areas into a decline. Make sure that the area you choose is rich with amenities and is close to work, school and anything else you may need now or in the future. The future is also a good thing to keep in mind when buying a home. Will this home suit all your needs in say 10 years? If you are planning to have a family its better to plan for it now and have the available space as moving with kids can complicate an already stressful and complicated activity.

Price and financing go hand in hand as you will usually need one to afford the other. Having your financing organized before you ever start looking for a home is the best way to go about this process as getting financing after you have made an offer limits your options and it is unlikely that you will find the best mortgage available. From another angle, you will not be taken seriously as a buyer by most sellers if you have not been pre-approved for a mortgage. Many home owners will not want to show their home to "unqualified buyers." In having your financing arranged before you start looking you will not only qualify yourself to buyers but you can shop with confidence knowing that if you find that perfect home then you can make an offer without hesitation.

--
Mana Deva is a longtime realtor with a proven track record.
Keeping Pace With The Market

These days there are a lot of homes on the market in Arizona, this can make it difficult to set your home apart from the vast majority of other available houses. The duty falls to the home owner to take the time to ensure that there are distinctive aspects and elements to their property that can be utilized by a professional realtor to garner as much attention for the home as possible. The question remains, how can you stay competitive in the long-term? It would be ideal that this would not have to be a concern, your home would sell right away and for the price you want. However, it is a possibility that your home may take longer to sell than you expect. All things considered, it's a good idea to prepare for such a thing... hopefully it will not be necessary.

To properly prepare your home for the maximum amount of positive exposure the most important thing is organization. I cannot stress the concept of cleanliness and organization enough. It's a simple fact that clean, organized, neat homes sell faster. Not only that, but a clean home is always ready to be shown at a minute's notice. As much as it would be nice for all shows to be set up far in advance, some shows will come at the spur of the moment. Buyers are creatures of impulse. Remember, if people want to see your home on the spur of the moment, without notice, then they are likely in the mood to buy.

Don't ever sell your home short, if it takes a little longer to sell then make sure you spend the time and effort to keep it pristine. You never know when a buyer will show up ready to deal. By keeping the home ship-shape you are giving it the best possible chance to sell. Don't forget that the yard is extremely important during this process. It is the first thing that people see when they drive by and sales can be made or broken on a first impression.

--
Mana Deva is a longtime realtor with a proven track record.
There are several considerations that a prospective buyer should be aware of when buying a home. Most importantly, one must be sure to buy smart. Buying a home without careful planning can be a big mistake. In order to ensure that you are making a smart purchase try to consider your future carefully. What does it hold in store? Will your family be growing? How secure is your income? Is relocation in the cards? These are all things that must be taken into account before you make a purchase.

Perhaps the most important of all considerations when purchasing a home is financial. What is your ability to keep up to date with mortgage payments and home costs? This will depend largely on your mortgage, so it's smart to spend some time searching for the plan that is right for you and will continue to be right for you in the future. Be sure to be careful of mortgage and financing offers that seem too good to be true. Try to find a lender with good references and a good track record in the business. Generally you can find out more info on lenders and their business history from the local Chamber of Commerce and the Better Business Bureau.

Other things that one should consider before purchasing a home are things like the future of the neighborhood and community. You may want to know what is in store for the area you are considering moving to. If large-scale commercial development is in the works then it may change the opinion that you have of the area. Whether that is for the positive or the negative is for you alone to decide. Also if you have a family, or plan on having one then education and recreation will likely be concerns that will need to be addressed. The quality of schools and recreation can usually be gleaned from the municipality's website and the local school district's site as well. Be sure to do your homework before you decide to buy and it will pay off in the long run.

--
Mana Deva is a longtime realtor with a proven track record.
When selling a home there are certain aspects of the sale and preparation that are often overlooked. That is, certain areas of the home that seem to get put to the side when doing the final staging or cleaning before a home is listed. Areas such as garages, sheds, laundry rooms and the like come to mind. These areas are vital parts of the home and while they are not the primary living areas, they can still have a big impact on the overall attractiveness of a home and on how well it shows.

It is amazing that impact that these areas can have on a home. Every room in a house is under scrutiny during the sale process, to the point where an untidy or cluttered room can taint the buyer's overall view of a home. Garages are a great example. Instead of using a garage as a holding pen for boxes, old furniture, and other extraneous clutter, turn the garage into a room to be proud of. If the garage is as clean as the kitchen, imagine what that will say about the rest of the home! Chances are, if things are merely sitting in a box in the garage then you have no real practical use for them anyway. They might have some sentimental value or significance, but these could just as easily be kept in a storage bay. This will free up lots of room in the garage for something as strange as say; a car!

Take some time to go through the less traveled or utilized room in your home and try to discern any changes that may be necessary or simply would improve the room. Laundry rooms have a tendency to be somewhat cramped and cluttered with detergent bottles, cleaning equipment, dryer lint....Why not turn the laundry area into a more useful storage space. New shelving and extra closet space is always useful, and having a sparkling laundry room with new and updated appliances is always a good selling point.

--
Mana Deva is a longtime realtor with a proven track record.
Questions about Flooring your Home

In deciding to spruce up your home to get top dollar out of the sale, you have chosen to redo your floors and are wondering about which kind of flooring will give the best ROI. Well, there is a lot to think about when it comes to flooring. Typically the first thing that people notice in a home is the floor. As the largest flat surface in the home it is kind of hard to avoid. The floor can set the tone for the entire home and either make or break a sale. If your floors have seen better days then its a good bet that new floors will help you realize a better profit when your home sells.

There are many different kinds of flooring available these days, however they can be broken into some basic groups. Hardwood, laminate, carpet, tile, stone and linoleum type coverings. Each of these flooring types has their own unique assets and drawbacks which we will now explore.

Hardwood is a beautiful way to do your floors. Wood adds warmth and a highly stylish finish that is very popular. However, hardwood floors are also very expensive to install and can be difficult to maintain. Hard wood can be easily scuffed, scratched or discolored if water is allowed to sit on it for a length of time. Therefore its not a great surface for high traffic areas like kitchens or bathrooms unless you are willing to go the extra mile to maintain it.

Laminate flooring is possibly the most popular type of flooring at the moment. It comes in a huge variety of colors and styles and the more expensive styles can beautifully mimic the appearance of hardwood. Laminate is less expensive than hardwood and easier to maintain.

Carpet has declined in popularity in recent years as the chore of keeping a carpet truly clean can be a chore. Carpets can also hold allot of dust and allergens and therefore many of the new homes that are built today are utilizing laminates instead of carpets.

Tile is a great surface to use in the kitchen and bathrooms as it is impervious to water and moisture and is also difficult to damage. There are also a huge variety of styles, shapes and colors to suit any theme. In this same vein there is also stone flooring that is highly resilient to damage and comes in a selection of styles and colors.

The final surface is linoleum. This is manufactured surface made typically from resin. It is highly porous and as such light colored lino can stain easily if liquids are left to sit for any length of time. This is because liquids can seep into the pores of the linoleum and can be quite difficult to get out. However this surface is incredibly durable and easy to clean.

This is by no means an exhaustive list of the available flooring options, rather is is intended to give you the home owner a better idea of what your options are when it comes to redoing your floors. Good luck!

--
Mana Deva is a longtime realtor with a proven track record.
