To properly prepare your home for the maximum amount of positive exposure the most important thing is organization. I cannot stress the concept of cleanliness and organization enough. This will depend largely on your mortgage, so it's smart to spend some time searching for the plan that is right for you and will continue to be right for you in the future. Be sure to be careful of mortgage and financing offers that seem too good to be true. Try to find a lender with good references and a good track record in the business. Generally you can find out more info on lenders and their business history from the local Chamber of Commerce and the Better Business Bureau.

Other things that one should consider before purchasing a home are things like the future of the neighborhood and community. You may want to know what is in store for the area you are considering moving to. If large-scale commercial development is in the works then it may change the opinion that you have of the area. Whether that is for the positive or the negative is for you alone to decide. Also if you have a family, or plan on having one then education and recreation will likely be concerns that will need to be addressed. The quality of schools and recreation can usually be gleaned from the municipality's website and the local school district's site as well. Be sure to do your homework before you decide to buy and it will pay off in the long run.

It is amazing that impact that these areas can have on a home. Every room in a house is under scrutiny during the sale process, to the point where an untidy or cluttered room can taint the buyer's overall view of a home. Garages are a great example. Instead of using a garage as a holding pen for boxes, old furniture, and other extraneous clutter, turn the garage into a room to be proud of. If the garage is as clean as the kitchen, imagine what that will say about the rest of the home! Chances are, if things are merely sitting in a box in the garage then you have no real practical use for them anyway. They might have some sentimental value or significance, but these could just as easily be kept in a storage bay. This will free up lots of room in the garage for something as strange as say; a car!

Take some time to go through the less traveled or utilized room in your home and try to discern any changes that may be necessary or simply would improve the room. Laundry rooms have a tendency to be somewhat cramped and cluttered with detergent bottles, cleaning equipment, dryer lint....Why not turn the laundry area into a more useful storage space. New shelving and extra closet space is always useful, and having a sparkling laundry room with new and updated appliances is always a good selling point.

There are many different kinds of flooring available these days, however they can be broken into some basic groups. Hardwood, laminate, carpet, tile, stone and linoleum type coverings. Each of these flooring types has their own unique assets and drawbacks which we will now explore.

Hardwood is a beautiful way to do your floors. Wood adds warmth and a highly stylish finish that is very popular. However, hardwood floors are also very expensive to install and can be difficult to maintain. Hard wood can be easily scuffed, scratched or discolored if water is allowed to sit on it for a length of time. Therefore its not a great surface for high traffic areas like kitchens or bathrooms unless you are willing to go the extra mile to maintain it.

Laminate flooring is possibly the most popular type of flooring at the moment. It comes in a huge variety of colors and styles and the more expensive styles can beautifully mimic the appearance of hardwood. Laminate is less expensive than hardwood and easier to maintain.

Carpet has declined in popularity in recent years as the chore of keeping a carpet truly clean can be a chore. Carpets can also hold allot of dust and allergens and therefore many of the new homes that are built today are utilizing laminates instead of carpets.

Tile is a great surface to use in the kitchen and bathrooms as it is impervious to water and moisture and is also difficult to damage. There are also a huge variety of styles, shapes and colors to suit any theme. In this same vein there is also stone flooring that is highly resilient to damage and comes in a selection of styles and colors.

The final surface is linoleum. This is manufactured surface made typically from resin. It is highly porous and as such light colored lino can stain easily if liquids are left to sit for any length of time. This is because liquids can seep into the pores of the linoleum and can be quite difficult to get out. However this surface is incredibly durable and easy to clean.
