Unless you live underwater in some vast ocean, you will find that everywhere you turn a mammal or two will be in sight! In fact, even if you do live underwater, you may run into a dolphin or a blue whale, evidence that the world of mammals is as extensive as it is varied. Teaching your children about this huge group of animals – which, by the way, includes us –is, therefore, pretty easy to do. So, why not take an opportunity to blend your lesson about mammals with some instruction on scientific observation? When scientists observe the animal, plant or mineral world, one very important thing that they always do is to record their observations. They will look at, listen to, smell and feel – only if this is all safe – the object or being that they are studying and make detailed observations.

Take your kids on a field trip – to the local zoo, farm, conservation area, or in some cases, wooded ravine - and teach them about recording the observations of the mammals that they encounter. All you need is a drawing pad, coloring pencils and binoculars. Be sure not to wear clothes that are too flamboyant as that may cause some shier mammals to run away. As your children spot various mammals, they can write, or draw what they notice about the animal, onto their paper and keep it to remind them what they’ve learned. The idea is to observe, and record, as many things as possible about each animal that you find while thinking about why they are grouped into the mammal category.

So what characteristics make a mammal?

First, all mammals, whether on land or in the sea, have hair or fur. (Even dolphins have hair around their mouths) The most important function of the hair or fur is to help the animal control its temperature. (Dolphins and other underwater mammals have a large layer of blubber under their skin for this purpose.) Mammals are warm blooded animals, which means they can adapt to cold or hot temperatures. Hair/fur helps them do this by trapping a layer of air close to the body to keep heat from slipping away. (Food energy is the other factor that keeps animals warm.) To cool down, different land mammals use different methods. Dogs stick out their tongues and breathe quickly when they get hot - air flows around their tongues and mouth and cools them down. (If your field trip is on a hot day, you can get your kids to count the number of panting dogs that they spot.) Horses, like humans, produce sweat to cool down. Mammals get bushier when it is cold and will shed hair when the weather becomes warmer. If you spot a squirrel on an autumn day in the park, you can have your child draw the squirrel, in his/her observation book, with an especially bushy coat.

Next, all land mammals have four limbs. (Underwater mammals, like whales, seals, dolphins, etc, of course, have fins.) Humans are the only mammal that always walks only on two limbs - other mammals sometimes walk on two limbs but will, at other times, revert to moving around on four. Mammals will primarily use the forelimbs, or arms, for gripping and holding food, cleaning and preening themselves or their young, digging, etc. The hind limbs are used as the major force when walking, trotting or running. While on your field trip, your children can observe some of the various things that different mammals do with their limbs. Also, does the mammal have claws, paws or hoofs? If claws or paws, how many fingers or toes do they have? If they are hoofs, do they have one toe or are they cloven into two or three toes? These are all different characteristics of the limbs of mammals. Each determines how the mammal gets around, eats or defends itself.

Third - and this one is trickier to spot - most mammals, except for two types, give birth to live young. That means, instead of being in an egg - which was laid by the female - and waiting for several days or weeks to hatch, the baby mammal is born already developed and alive.

The amount of time that babies spend in the mother’s stomach - the gestation period - varies from species to species. The rat’s gestation period is 21 days. For humans, we know that it is 40 weeks and for baby elephants, a 20 month stay in the womb is needed before they will venture out! Kangaroos, and other marsupials, will carry their live born young in a pouch on their bodies until they are big enough to survive in the outside world.

The only two mammals that lay eggs are ekidnahs - an ant eating mammal that looks a bit like a hedgehog and carries its eggs in a pouch on its body - and the platypus - a duck-billed mammal that can live underwater and lays eggs in a nest.

Mammals, more so than other animals, take relatively good care of their young. Mother mammals take the trouble to feed their young, clean them and protect them until the babies are ready to fend for themselves. (Baby elephants also receive care from another designated female elephant that is known as an ‘aunt’!) In the animal kingdom, maturity is reached fairly quickly - often within weeks or months - as opposed to the human situation where raising children takes years! Have your child watch some mammals in a zoo and observe what the mothers do for their young. (Monkeys are always especially good subjects for this.)

The ONE thing that ALL mammals do, whether they live on land or under water - and this sets them completely aside from other animals - is that they feed their babies with milk from their own bodies! A farm, in the spring, is a great place to see this happening! Pigs, cows, goats, etc all can be found nursing their young. Mammalian milk is basically made from water and a collection of nutrients including proteins, fat, carbohydrates and vitamins. The proportions of these ingredients in the milk varies from one mammal to the other and depends on the animal’s requirements within its habitat. When a mammal grows from its baby stages, it will, in terms of eating habits, become one of three things; an herbivore - eats just plants - a carnivore - eats meat which may include insects - or an omnivore - eats either.

One more thing that you can teach your children is that some mammals, that live in places where the temperature becomes very cold, will hibernate. This means that they sleep throughout the winter months, when food may be scarce, in order to conserve energy. Here’s a tip for your field trip - don’t bug animals that are in the process of hibernating - especially bears!! They’ll be cranky and, don’t forget, very hungry!

When your field trip is over, and you are back home talking with your kids about what they observed, why not share some of the following mammal trivia;
The largest mammal - and biggest animal in the history of the world - is the blue whale! Its length is 27m and it weighs 150 tons. The tallest, at about 20 meters in height, is the giraffe.

A baby kangaroo is called a joey and is the size of a bean when it is born and crawls into its mother’s pouch.
Grey wales have the longest migration - moving from one place to another to feed or breed in desirable temperatures - of all animals; in one year they make a round trip of up to 20000km.
Female elephants - and not the males -are the herd leaders or matriarchs...males get pushed out to go live on their own.

And here’s one for all of you to enjoy: humans are the only mammal that feeds on the milk of other animals!

--
For more fun science for kids and fun ideas for fun with science for teachers and home school families visit Science With Me.
If Shakespeare had asked ‘What’s in an ear?’ he may have been surprised by the answer. And so might your child! There are lots of things in the human ear. There are tools – hammers and things – mazes as well as tubes and canals. You will find air and fluid, hair, nerves and organs. All of that packed into a tiny space between the outside of your head and the inside of your skull. And what’s it all for? A healthy set of ears will help us hear all the wonderful things that are going on around us. We can hear birds singing, cars humming and the shouts of ‘Mom, I don’t wanna wash my hands!’ by those we love.

The next time your child bellows out with his/her outside voice in the house, why not use the moment to start a lesson on the ear and how we hear? Give your kid’s
pinna – the visible portion of the outer ear that focuses sound waves – a gentle tug and tell him/her that all the yelling is vibrating your ossicles. Now that you’ve got their attention, you can use the following fun facts to teach your kids about their ears:

Fun Facts about Hearing – For kids

Our ears are divided into three sections; the outer ear, the middle ear and the inner ear.

The outer ear is made up of the pinna – also called auricle – and the ear canal. Humans also have earlobes which, besides being a good place to put earrings, serve no real function. Other animals don’t even have them.

Many animals can move their pinnae in the direction of the sound they are trying to listen to. Watch your dog or cat when they are trying to listen for something – can you see what their pinnae are doing? They are moving back and forth trying to pick up the sound. Human ears don’t have the ability to do this. We have to turn our heads to help us pick up sounds more effectively.

Sound travels in waves that move in many different frequencies – this means the wave goes up and down a certain number of times in a second. Sound waves are named for their frequency number and this measurement is given in a unit called Hertz (Hz). Humans hear frequencies that range from 20-20 000 Hz. That’s a big range, but some animals can hear frequencies that are higher than this number – these are known as ultrasonic frequencies. Some bats and all dogs can hear ultrasonic frequencies that we cannot. This is why dog whistles have been invented; these whistles will attract dogs without being heard, at all, by people.

The ear canal ends in the tympanum or ear drum. This is not a drum you hit with sticks but it does get hit with sound waves coming down the ear canal.

The middle ear is made up of the ear drum and the ossicles. The ossicles are three tiny bones with funny names. The first is called the hammer, the second is the anvil and the third is the stirrup. These three bones aren’t actually used like the tools that they are named for. They are named this way because they are found to be the same shape as these tools; the hammer is shaped like¼well, a hammer, the anvil like an anvil and the stirrup like that metal thing you put your foot into when you’re riding a horse. The real names for these bones are in Latin: they are the malleus, the incus and the stapes, respectively.

The ear drum actually touches the first of the ossicles – the hammer – and turns the vibrations of air waves in the ear canal into vibrations on the hammer. The hammer touches the anvil and the anvil is connected to the stirrup and so, once the hammer is vibrating away, it will get the other two bones going as well. The last bone, the stirrup, lies up against the next part of the ear; think of these little bones as the TOOLS that get the rest of the ear apparatus vibrating.

The middle ear is hollow and full of air.

The inner ear is made up of the oval window, the snail-shaped cochlea and the maze-like labyrinth that we use for balance.

The inner ear is full of a fluid called endolymph.

Vibrations are transmitted through this endolymph. To get an idea of how this may work, fill a bucket with water. Tap on one side of the bucket and watch how your tapping vibrates the water inside. You’ll notice that the waves go from the side of the bucket where you tapped, right over to the other side of the bucket. This is pretty much how sound waves travel through the endolymph in the inner ear structures.

After the sound vibrations have been transmitted to the oval window by the ossicles, they move on to the snail-shaped cochlea. Inside the cochlea is a thin skin-like surface, or membrane, called the basilar membrane. This membrane has another membrane sitting on top of it – the Organ of Corti - that has hair-like protrusions on it called hair-cells. Here is what happens: Different frequencies get different parts of the basilar membrane vibrating and this gets the Organ of Corti membrane on top of it shaking away as well. The hair cells on top of the Organ of Corti will then be rattled as well and these will start to send messages to the nerve that travels to the brain.

The hearing nerve that travels from the ear to the brain is called the auditory nerve. It is also called the cochlear nerve because it comes off of the cochlea.

Very loud noises will cause very strong movements of the hair cells. If this goes on for too long, these hair cells will die and your hearing will get worse. So, we want to protect those hair cells as much as we can¼let’s keep that TV volume down!

The other part of the inner ear is the labyrinth. This is a maze of canals called the semicircular canals. This part of the inner ear does not deal with sound waves but detects rotation of your head. Every time you turn your head, the fluid – endolymph – in the inner ear swishes around in the direction of the turn. This keeps you from losing your balance. If your labyrinth were not working properly, you would get dizzy and, possibly fall over, every time you turned your head!

There are tubes, that come off of each of your middle ears, called the Eustachian tubes. These go to the inside of your nose. Their purpose is to keep the pressure in your ears steady. This pressure can change if you go underwater or if you’re very high up in the sky – such as in a plane. If the pressure in your air-filled middle ear gets to high, your ear drum may burst and then your ability to hear will be reduced severely.

Your Eustachian tubes are pinched off inside your nose so you won’t get mucous in them and prevent them from working. (Mucous, you might have to explain to younger children, is the stuff that comes out when they blow their noses.) To open them, you can open your mouth to lower your jaw bone. This is a common thing for people to do in a plane as they are getting accustomed to the pressure changes while the plane goes higher and higher.

Even though it’s a common practice, you really should not clean your ears with a Q-tip. If a Q-tip gets shoved too far into your ear, it may go through your ear drum and severely compromise your hearing. Your doctor will tell you: don’t put anything smaller than your elbow into your ear!

There are lots of things you can teach your children about their ears and how they hear. This can be a long lesson, so spread it out over time; when they yell, when they spin around and around so much they lose their balance, when they’re going swimming and go underwater¼even if they’re playing with toy tools, you can always sneak in a comment about the hammer they have in their ears!

Shakespeare would have been impressed if someone had told him, ‘what’s in an ear!’ Your kids will be too!

--
For more fun science for kids and fun ideas for fun with science for teachers and home school families visit Science With Me.
If you are considering, or have decided to put your real estate up for sale then you are probably looking for a real estate agent. What do you need to look for in an agent so that your experience turns out not only positive, but hopefully resulting in the sale of your property.

Any agent you consider should be licensed by the state they are operating in. It is surprising how many property owners do not check this out before listing with an agent. You do not want to spend time and effort only to find out later down the road your agent is not fully licensed.

Look for a successful agent who is very active with lots of listings. Generally real estate agents who are successful at listing and selling property will have many listings. Those that are not as good as actually getting property sold have few if any listings. You should see signs, newspaper ads, commercials, and other marketing materials often if the agent is making deals. Agents who actually market the properties they list usually have a higher success rate.

So where is a good place to start the search for that successful agent who can potentially sell your home? Start by asking your friends, family, and neighbors about the agent they used on their real estate deals. The either positive or negative response to this enquiry will give you some leads to follow and agents you might want to avoid as well. Also consider the real estate firm the agent works out of the offices of. Large nationally known firms have higher standards for their agents than smaller locally based firms. Though there are some diamonds in the rough in these local firms. Consider the agents in the firm that regularly win monthly sales awards, these are the aggressive marketing agents who get results. Finally do online research at sites that gather data on licensed real estate agents. This will give you hard numbers to make your decision on.

Of course you also need to ensure that the personality of your real estate agent does not conflict with yours. Some people just have traits that do not mesh with others and you do not want to have any conflict with the person selling your home. Communication is essential between a real estate agent and the home seller. A lack of communication or miss-communication can lead to conflict and hard feelings, which can impede the sell of your home.

Once you have an agent you would like to work with discuss with them how they plan on marketing your home. Get their response in writing! This will give you an idea of what exactly your agent will be doing for you. Many of these marketing tactics you can check on your own to ensure he is following through with your agreement. You can view your listing online on the local mls, any ads placed in papers, and know the marketing is being aggressively done on your property.

--
Shepherd Real Estate is located in Starke County Indiana and is surrounded by North Judson, Hamlet and the popular/www.northernindianarealestate.com/">Bass Lake Indiana real estate area.
If you are searching for a dog whom will be a true companion by your side at all times, look no further than the Weimaraner. This breed of dog thrives on being a member in a family, and is extremely loyal and loving.

The exact origin of the Weimaraner is not known, but dogs very similar have roots as far back as the 1200s. It is believed to have been a cross between Continental pointing breeds and a Mastiff. The breed as it is known today was developed in the 1800s by Grand Duke Karl August of Weimar. The breed named after the hometown of the Duke, is an all around pointing and hunting dog. Germany was very possessive of their prized hunting dog, and it was not until the middle of the 20th century before any were brought into the United States.

The Weimaraner was originally bred for hunting and tracking big game, though in time they were also used for small game or upland birds. The pointing of the Weimaraner has been described as slow, but what they lack in speed they make up for in thoroughness. The breed also has been used as guard dogs, rescue dogs, and service animals for the disabled.

You would be hard pressed to find a finer athletic looking dog breed as the Weimaraner. They are moderately large with males being 24 - 27 inches tall and 55 - 70 pounds. While females area 22 - 25 inches tall and 50 - 65 pounds. The head is long with amber or gray eyes and moderately long ears. Some feel the Weimaraner has a very regal appearance!

The coat of this breed is very short and smooth, though there is also a less common long haired breed. The coat coloring is gray to silver gray which has gotten the dog the nickname "silver ghost" or "gray ghost". This coat is very low maintenance on this breed so this goes over well with owners who are not into constantly combing their dogs.

The Weimaraner is extremely loving and loyal to a fault! The breed is highly prone to separation anxiety and must be handled carefully to avoid the destructive behavior that results from this. The breed is also very intelligent and easily trainable which is good since if left untrained they tend to have several negative characteristics. The Weimaraner does well in a family as long as the children are not too small. Since they are so full of energy they could easily hurt a small child without meaning to.

It is essential a Weimaraner is exercised daily for a fairly long duration of time. As this breed has tons of energy and amazing stamina very long walks or jogs are the best way to ensure they get enough exercise. It is very important to ensure your Weimaraner is well trained or on a leash at all times as the breed has a very high instinctive prey drive. The dog will not hesitate to charge large of small animals if not kept under control.

The Weimaraner is very prone to several health issues such as gastric torsion, hip dysplasia, hypothyroidism, and more. Ensure you buy your dog from a breeder who refuses to breed with animals who display signs of carrying any of these disorders. This will help breed out these detrimental health problems.

--
If you are considering a Weimaraner as your next pet, you can search for Weimaraners for sale online from the top breeders at Find A Pet Online.
Deciding to Sell FSBO

If you are currently considering selling your home in this very turbulent real estate market the biggest question you may have is whether to use a licensed real estate agent or not. Going the route of for sale by owner, or fsbo, can be very challenging but rewarding for some individuals while being very frustrating and a waste of time for others.

The numbers are very interesting if you consider them! Every year thousands of property owners choose to sell their own real estate without the use of a broker or agent. These owners add up to approximately20 percent of home sales every year in the United States. These homeowners save thousands of dollars by avoiding the high commission fees paid to these professionals in the sale of their home. This is money, which would have been part of their equity, thus more of the property owner's money stays where it belongs; in their bank accounts.

Commission rates for real estate agents vary from state to state, but you can expect to pay 5 - 7% if you choose to use an agent on your property sale. For example if your home sells for $100,000 you will end up paying $5,000 - $7,000 in fees all of which ends up coming out of the equity you have built up in your property. If you are prepared to spend some time you can sell your home, save money, and maybe even get it done quicker in the long run.

One of the biggest hurdles once you decide to sell on your own to determine your asking price. Do some research on the internet to find out how many comparable homes are on the market in your area currently and what the asking price for these homes are. This will supply you with simple supply and demand information regarding your property. The more homes available on the market similar to yours means a high supply which will mean a low demand bringing the value down. While the opposite is true if there are only a few comparable homes. This will mean a low supply for a higher demand resulting in a higher value for your property.

Once you know what a realistic asking price is for your home, you can now see how much you will save by not using a real estate agent. If you really want to sell your home quickly you can pass some of the savings on to the buyer. If your home is priced lower than the other comparable properties in your market it will become more attractive to potential buyers. It is up to you to decide if you want to use this tactic to sell quicker and how much of a price reduction you are willing to part with financially.

Another advantage of selling your own home many people find is you know the property better than any real estate agent ever can, plus you have more motivation to get it sold. Who better to point out the positive things about your home to a potential buyer than you yourself. Maybe it is the way the morning sun lights up the kitchen during breakfast, or even how the house tends to stay cool in the summer even on the hottest days. It is so much easier to sell an item when you know it well!

--
If you decide to go it alone you should ensure the transaction is documented as per your state's particular laws. Using the proper sellers agreement, sellers disclosure, and other legal forms is essential to cover yourself in a large transaction. The Easy Forms is a handy online resource to buy and download real estate forms for all 50 states quickly and conveniently.

Source: http://www.articletrader.com

What Is A Goldendoodle Puppy

Over the last several years designer dogs have become very popular with breeders as well as pet lovers. These dogs are combinations of purebreds for unique crosses, with the intentions of getting the best of both breeds in one animal. One of the popular crossbreeds available it the Goldendoodle. This is the combination of a Golden Retriever and a Poodle.

The Goldendoodle appears similar to the Poodle with a very similar coat. The coat of the Poodle provides this cross with a non-shedding, hypo-allergenic quality, while the Golden Retriever provides the strong legs of the cross.

The dog breed generally averages in size between the Poodle and Retriever, but due to unpredictability when crossing can be smaller or larger. A female will be approximately 21 -23 inches tall and weigh 45 - 60 pounds. While a male stands 22 - 24 inches and weighs in around 55 - 75 pounds.

Goldendoodle coats as stated earlier are very similar to that of the Poodle. Typically this is very curly to wavy soft hair, but can be straight or rarer versions of the cross. The color of the Goldendoodle varies based on the genes of the Poodle in the mix. The usual color options are chocolate, blonde, black, and cream; but red, cafe, silver, parti, or a mix is possible.

The temperament of the dog is overall very good, with the breed being very loyal, and affectionate to their families. They are highly intelligent canines, which tends to make them easy to train. Goldendoodles are very social, so do well with kids and strangers; do not count on them to be effective watchdogs. Owners do need to be cautious of the dog and its keen sense of smell. They do tend to follow their nose so to speak, and will disobey to find the source of good smells.

You would be hard pressed to find another dog breed with as much love for play and enthusiasm as the Goldendoodle. Both Poodles and Golden Retrievers enjoy the water and this carries over on the crossbreed as well. Swimming will quickly become a favorite pastime along with almost any outdoor activity such as hiking and biking. Goldendoodles also make excellent hunting dogs with their keen sense of smell, so they make excellent companions for hunters.

Do to their high energy levels Goldendoodles need plenty of room to play. This breed is not recommended for owners who live in apartments, as a backyard is really needed. This breed also does well in a rural setting, but care should be taken so their nose does not lead them too far from home.

The Poodle and Golden Retriever both have the traits for hip dysplasia, cataracts, and other harmful health issues within their particular breed. These can also be in the Goldendoodle, so ensure you are buying from a reputable breeder who is working to eliminate these traits. Responsible breeders will not use dogs, which display signs of carrying these negative health traits in their breeding stock.

--
If you are considering a Goldendoodle as your next pet, you can search for Goldendoodles for sale online from the top breeders at Find A Pet Online.
Everybody loves the Bassett Hound! These lovable, short-legged dog with floppy ears gets along well with those around them and are welcome in many homes.

Bassett Hounds were originally bred in France during the Middle Ages by monks for hunting purposes. The word Bassett is derived from the French word "bas" which means low. Eventually these dogs were bred to the hound we know in England where they were even mentioned by Shakespeare in one of his plays. It is claimed the fame of the breed truly came in 1863 when it debuted at the Paris Dog Show.

The dog excels at hunting with a nose that is so keen that George Washington himself may have owned a few. It is a great hunter when flushing prey from their den and even in the open country. The Bassett is really adept at fox, opossum, rabbit, and pheasant hunts whether alone or in a pack.

The appearance of the hound is easily recognizable. He is short-legged, with a heavy bone structure and a large head. Most Bassetts are less than 14 inches tall, and weighing in at 45 - 60 pounds. Contrary to popular belief these dogs are not small! The skin on the head is fairly loose and creates several folds on the skull. Two prominent features of the breed are the eyes and the ears of the dog. The eyes are usually dark in color with a soft, sad appearance which prompts many "ahs" from pet lovers. The ears are very long creating the appearance of a clumsy short dog about to trip on its own ears.

The coat on the Bassett Hound is extremely short and very smooth. The skin is very elastic and loose on the body, and can be easily pulled up in bunches. Colorings are usually combinations of white, brown, and black. Officially any hound colorings are accepted by the kennel clubs though. The coat also sheds very heavily for a short-haired breed, and this deters some potential owners.

Overall the Bassett has a very sweet, peaceful disposition and makes a good family pet. The dog is extremely tolerant and very loving making it great for families with very small children. The one negative part of their personality is the tendency to be very stubborn. This sometimes makes training the dog tough, but with consistency and patience you can mold this breed into a well-behaved pet.

This is one dog breed which does well living in an apartment. When indoors the animal tends to be fairly mellow to the point of laziness. Yet when outdoors they will run for hours if given the opportunity. So it is very important to ensure the dog goes out frequently and gets plenty of exercise. You also need to groom them daily to reduce the shedding of the coat. It is also very important to ensure the coat under the chin is dry and clean otherwise Bassetts tend to get yeast infections this way.

Care must be taken in feeding this breed to make sure not to overfeed the dog. If given the chance Bassetts will be lazy and any extra food will pack on in harmful weight. This weight will put extra pressure on the legs and spine which can result in lameness and paralysis.

--
If you are considering a Bassett Hound as your next pet, you can search for Bassett Hounds for sale online from the top breeders at Find A Pet Online.
Even the most careful consumer sometimes get in over there head with debt, with the instant gratification world we live in, many find themselves over-do on debt, especially on credit cards or other non- appreciable debt such as payday loans. One popular and beneficial way to wipe the slate clean, or at least get a foot up on high debt, is through a "Cash-out Refinance".

If you have equity in your house (meaning the appraised value is larger than the amount currently owed on your Mortgage Loan), you can access that money and put it to work for you. Instead of continuing to pay on those high interest credit cards and never seeming to make a dent in the balance, the cash out can help you start over with the credit card companies, and, depending on your area, your home appreciation could grow faster than your cash out, but do not depend on this.

Some of the benefits of replacing credit card and revolving debt with mortgage debt are:

· Paying off high interest loans (credit cards) with a much lower interest loan, showing less outstanding loans on your credit and a less number of payments at bill time.

· Lowering your monthly totals on bills, freeing up cash for everyday expenses or to ad more to the Principle portion of your Mortgage loan. I've seen examples of homeowners restructuring their current home loans to pay off debt, saving $600 or more per month, which they used back on the principle, carving several years off the length of the home loan.

· Term reduction with a totally new loan, you have the opportunity of re-structuring with a shorter term directly by taking monthly savings of money not now needed on credit cards and applying the money to your loan, making your term shorter.

· When using a payment deferral during a refinancing, you usually end up skipping a payment or two in the lender switch. This can add up to a large amount that could be reapplied to your home loan or those pesky credit card bills.

· Raising credit scores, mortgage loans are looked at more favorably than credit cards, especially when your balances on those credit cards exceed 35-50% of the maximum balance allowed. By paying existing loans, credit scores go up positively when the companies report their information in average three month intervals.

· Advantages on your taxes. At this point you receive no tax benefit for payments you're making on credit card bills; if you transfer that same debt to a mortgage loan, you receive a tax advantage on the interest you paid on that loan. For example, let's say you're in a 40 % tax bracket. For every $10,000 spent on interest on your home loan in that year, you could receive a $4000 deduction!

This is only the highlights of refinancing your home for debt consolidation purposes.

There are some precautions that MUST be taken into account or you'll find yourself even deeper in debt. When loans of this nature are used to get out of debt, one must go into such a strategy with just that mindset. If a cash out refinance is handled to rid yourself of credit card debt, then you turn around and max those cards out again, you will never get out of debt and it will catch up to you. Most lenders evaluate credit reports for these kinds of patterns before approving a loan. Be disciplined in your spending! Make it a goal to follow through on your long-term plan to control your debt so it does not control you, and the decision to refinance with cash out to get out of debt can be a very smart move.

· If you pay only the minimum payment stated on your revolving credit card, for most people, it can take up to 30 years or more to pay off the balance of a few thousand dollars. Most mortgages are refinanced every few years for the average person, due to the increased value of the property, or relocation.

· When lowering your monthly bill payments, it's interesting to see what % of an increase that affords you with your current income. As little as $400 savings per month that you get to keep can mean a very nice raise you can give yourself...and you pay no more taxes on it!

--
Shepherd Real Estate is located in Starke County Indiana and is surrounded by North Judson, Hamlet and the popular/www.northernindianarealestate.com/">Bass Lake Indiana real estate area.
One of the most misunderstood dog breeds is the American Pit Bull Terrier. People tend to love the animal or hate it; in some cases this is based on experience in others only rumor.

During the nineteenth century Bulldogs were crossed with Terriers in hopes of creating a dog with the gameness of the Terrier and the toughness of the Bulldog. This combination created a versatile dog which became a favorite of farmers and ranchers in Europe and the United States. Uses for the animal included hunting, moving livestock, protection, and family companionship.

The Pit Bull us a medium sized dog with full grown adults weighing in from twenty-two pounds to potentially one hundred pounds, and stand eighteen to twenty-two inches high. The dog is very solidly built and has very well-defined musculature.

The coat if the Pit Bull Terrier has a glossy sheen, is short but very thick and is smooth but stiff to the touch. To rid the coat of loose hair occasionally brush with a firm bristle brush. Also regularly rub down the coat with a chamois cloth to clean the coat as well as buff the glossy shine. The coat colors for the breed can be as simple as black or white or a variety of color combinations.

Despite the reputation the Pit Bull breed is one of the most loyal, devoted, good-natured, affectionate dogs available. The animal is extremely fun and intelligent with the energy and enthusiasm for frisbee and ball games. They are also big lovers of people and early socialization is needed to teach good manners. With older children the dog does very well, but smaller children do not mix well with them. With other animals in the home they do very well with ones they were raised with, but they will show aggression to other dogs and smaller animals. Though they are very protective of their family, the breed does not make a good guard dog due to their social tendency with people.

Pit Bulls are very active dogs which need to be exercised vigorously every day. Play time of chasing a ball, hiking, catching a frisbee, or running with a mountain bike are some of the activities that dog thrives with. If exercised sufficiently the dog can live in an apartment with no problems. Otherwise a yard will be needed for more exercise time.

Pit Bull ownership is not for everyone though. The breed has a reputation for being overly aggressive and in some cities ownership is regulated and even not allowed. This reputation is not necessarily deserved, as the dog is not at fault as much as the owner. The dogs tend to be aggressive with strange dogs and they possess a high prey drive. A responsible owner who can properly care for, train, and exercise them is needed to have a great dog/owner relationship. Vigilance is needed to ensure the dog does not roam unsupervised and remains on-leash when in public places. If aggression is ever shown toward a human being, which is actually uncharacteristic, the dog should be evaluated by a professional to determine the problem that needs corrected.

--
If you are considering a Pit Bull as your next pet, you can search for Pit Bulls for sale online from the top breeders at Find A Pet Online.
