Many UK residents opt to buy vacation homes overseas for many reasons. Some of them think that buying a vacation home in another country is a good investment for future. Others think instead of going to a hotel in the vacation, buying a new house can be cheaper. Still others see vacation homes overseas as a place to go to when they retire.

We can easily say that whatever the reason is, most UK residents buy vacation homes in different places. Following places are the most popular of them:

An Endless Summer

UK has a calm climate and it rains during most of the year. The climate is the top reason why a certain country is appealing for UK residents to buy vacation homes.

1. Southern Spain. Southern Spain has a warm climate and guarantees a delightful warm summer. The expanse of southern Spain embraces the Mediterranean. It also makes sense to buy vacation homes in this part of Europe. Every year many tourists go to Southern Spain, hence if the homeowner is not going there for a holiday, he or she can put it up for rent.

2. Florida, USA. Florida is the second of the most popular places where UK residents flock to for holidays. Many of them love the place so much that they buy vacation homes there. There are neighborhoods in Florida that are just exotic with their palm trees and tropical greenery.

3. The Bahamas. The third country that UK residents go to and invest in vacation homes is the Bahamas. The best beaches of the world go lie in the Bahamas. UK residents who are beach fanatics will love the Bahamas just for the beaches.

A Rich Culture

Some of UK residents love to find themselves in culture of the country in which they are staying instead of being in beaches. And so they buy vacation homes from countries where they can find culture.

4. Paris, France. The old center of Europe in the days of Louis XIV was Paris in France. It still is today, and many UK residents are drawn to this city for its culture.

5. Italy. There are many beautiful cities in Italy some of them are Rome, Venice, Florence and Milan. They are incomparable for many UK residents. Also incomparable is the authentic Italian cuisine that is an experience in itself.

6. Istanbul, Turkey. One of the most popular places is Istanbul in Turkey for UK residents. Many of them do not just buy vacation homes in Turkey; they even relocate here. You can find a delightful mix of the ancient and the modern in Turkey. Its layers and textures can be truly fascinating.

Spectacular Views

UK residents may find the views to be enjoyed in a country reason enough to buy or loan a vacation home there.

7. Greece. Greece’s rich culture is an attractive factor for UK residents, just as marvelous as its culture is the ruggedness of its shoreline and countryside.

8. The Netherlands. UK residents find The Netherlands irresistible, presents views that are charming and genteel.

The Logic of Economics

Some UK residents buy a vacation home in less popular place because of some reasons of economic.

9. Bulgaria. Real estate is cheap in Bulgaria so UK residents find purchasing a vacation home in Bulgaria to make sense.

10. Switzerland. For UK residents who love to ski, there is no other place to buy a vacation home rather than in the ski towns of Switzerland.

There are many reasons for UK residents to buy vacation homes in other countries. Mostly it is fully to experience a complete new chapter in their lives.

--
Cane Williams from KonutKredileri.com, the contributor of Ucuz Konut Kredileri.
What Is A Better Choice: A Time Share Or A Vacation Home?

If you have the money and if you have a choice, on which would be a better choice: a time share or a vacation home?

Buying a real estate is a good investment for more and more people these days. Two popular choices are time shares and vacation homes, both in out of town and overseas locations. For each choice there are advantages and disadvantages over the other. The question is: What are they?

Owning a Time Share

We can say owning a time share is a complex form of ownership in real estate. When you own a time share you have the right to use a property at an assigned time and for a specific duration. For example you own a time share to a condominium unit in Bodrum, Turkey and your assigned time is the entire month of July. For the whole month of July, that condominium unit is yours to use, to rent out or to lend usage of.

We can define simply a time share like that. There are layers of layers of complexities to it that can be somewhat confusing. But the important point is this: if you own a time share, you own only the right to use it for the time and duration assigned to you.

What are the advantages of owning a time share for you? If you want to own a form of real estate without the hassle associated with it – the taxation, the maintenance costs, amongst other things – your choice may be a time share. You can just go to the place where you have your time share and have a nice holiday. You do not have to worry about the property after that.

Owning a Vacation Home

Owning a vacation home isn’t different from owning a second home. If you want you can stay there during your holiday, or you can stay there for good if you want to. Just like with owning any type of home, there are some disadvantages of responsibilities such as maintaining it, paying for its taxation, and others. Your responsibilities do not start or end with your stay there.

But of course there are some advantages of owning a vacation home, one of them is in the fact that you actually own the property, not just the right to use it. The vacation home is yours to do with as you wish. Your vacation home may be a source of finance for you. If you buy a vacation home which is located in a popular tourist destination, you can easily rent it to tourists whenever you are not using it. You can hire a real estate firm to manage the property for you. Of course when you want to use it, you can simply make reservations for yourself.

What is the right choice for you, a time share or a vacation home? Eventually, it depends on you.

--
Cane Williams from KonutKredileri.com, the contributor of Ucuz Konut Kredileri.
In UK it might be hard for you to buy a real estate. The reason of this situation is real estate prices in the UK are soaring to the point that few UK residents can actually afford to own property there. To find a solution, most of UK residents want purchase summer homes abroad, which they can buy for a mere fraction of the cost in the UK. But a new problem is being form: securing overseas mortgage.

Most banks and lenders in the UK do not offer mortgage services for summer homes overseas. And this is the reason why an overseas mortgage is necessary to acquire a summer home abroad. There are, however, specialist overseas mortgage brokers that operate within the UK which can give assistance to UK residents who want to buy a summer home abroad.

If you decide to buy a summer home in another country, first of all try to do some research first before you shell out any money or arrange for financing. If you need ,go ahead and visit the country wherein you decide to buy a summer home. One thing that you need to find out is if you can get your mortgage payments back by renting out the summer home whilst you are not using it.

Also, you can find some local experts such as valuation estimators, architects, planners who consult you and such for advice on where to buy your summer home. The best choice as consultant that you can hire is a local, English-speaking solicitor who can act as your go-between and who is completely independent of any real estate firm.

After you have found the summer home that suits you best, you must start making the arrangements for financing. However, do this only when you find the real estate is a good buy. If you believe that it is not, then keep on looking.

It would be better if you can make any deposit on the property or sign any contract before you take out any overseas mortgage, you should arrange with your overseas mortgage broker to make an Agreement in Principle. But you must be sure that the contract you will sign has an apt-out clause so that you can take your deposit back if your overseas mortgage is not approved.

An important task is reading the contract carefully before signing it. There should be two copies of the contract, one in English and the other in the local language, the translation of the contract may be wrong so you must ask your solicitor first if the translation of the document is perfect and if the two documents are saying the same thing.

You must learn everything you need to know about the taxation and insurance required for maintaining your summer home. These matters are above and beyond the payments you will need to make for your overseas mortgage. Ask your local advisor about them.

Another thing that you must concern about when buying a summer home is that of a firm that handles currency exchange. This applies especially when you are planning to rent out your summer home in order to cover for payments to your overseas mortgage, since these rents are required to be in the local currency.

Buying a summer home is a dream for many people but it might be true by getting all the help and the expert advice you can get to make this dream a reality for you

--
Cane Williams from KonutKredileri.com, the contributor of Ucuz Konut Kredileri.
You are a UK resident and you have achieved to buy a home in UK. This situation would help you to have some other benefits. One of these benefits is the capacity to be able to make homeowner loans. Homeowner loans, or home loans for short, are one of the easiest loans to make, and in the UK, they are only available for the UK residents who has their own house.

Loosely defined, home loans are all-purpose loans where you put up your house for collateral in exchange for an amount of borrowed cash that you as the borrower will request. Naturally, the amount you get won’t be equal to the value of your house, but naturally should not exceed it.

When you need cash money, a home loan might be life-saver. For example if a member of your family is ill or you need to buy a new car, going on a holiday abroad, sending a child to college you can use a home loan. Banks and lending institutions are more willing to give you a home loan since you already have something valuable that you can exchange for the loan.

Like all loans, when you get a home loan there are some things you need to know:

1. Find out the amount of the money you need to make your home loan. It may be tempting to take out a big amount for your home loan, but it can be dangerous then. Just borrow enough for your needs so you would not have to face problems whilst repaying your home loan.

2. You can find several home loans from different institutions so do not sign up for the first home loan offer that you get. Continue to research and look for the lowest interest rate and the best repayment terms that you can get.

3. You can have two options: the home loan with fixed rate or an adjustable rate. One may be more advantageous than the other, depending on your circumstances.

4. Decide how long you want to repay your home loan. You can choose a date between 3 and 25 years. Naturally, longer repayment periods charge higher interest rates. If you belive that you can repay your home loan within as short a time as possible, use a short time loan.

5. You may decide to repay your home loan earlier than the agreed period, so you must find out if the financial institution from which you will take out your home loan has policies that require you to pay additional fees. You would not want to pay more than you should.

6. You can ask for a discount on your repayment rates. Just be brave and ask. Who knows? Your credit may be good enough to warrant a discount on your home loan repayment.

7. When you do paperwork there might be something you don’t like, go ahead and hire the services of a loan broker. Loan brokers are the ones who can negotiate for you the best home loans with the best repayment schemes on your behalf.

8. Make an effort to consolidate all your other loans to make the repayment of your home loans easier.

9. If you are capable, save all the extra cash you can get in case you face a dry financial season during your repayment period. So that you will have enough money for your repayments.

10. The one of the most important thing is paying your home loan repayments promptly. If you go into default with your home loan repayments, you will not only lose your home but will get bad credit for it.

Homeowner loans or home loans are excellent ways of generating cash when you need it. However they seem easy loans, but they have certain complexities to them. Also, they should be taken seriously because if you ignore them, you will end up losing your house.

--
Cane Williams from KonutKredileri.com, the contributor of Ucuz Konut Kredileri.
In Turkey there are many sectors active and dynamic and the banking sector is one of them. The dynamism of the banking sector is a result of the lifting of certain restrictions that regulate it in the 1980s, as well as the liberalization of interest and foreign exchange and the entry of more foreign banks into the foray.

Around 80% of the country’s gross domestic product (GDP) is contributed by the banking sector.

There are 51 banks in Turkey, both private and state, which are the ten biggest players in the country’s banking industry? In no particular order, they are:

Akbank TAS

One of the most profitable banks of Turkey is Akbank TAS. Founded in 1948 and based in Istanbul, Akbank posted revenues of YTL2.525 million in 2007. Alone, it has 658 branches in Turkey which are managed by 13 regional directorates. The bank has a presence in Germany, in Malta and in the Netherlands. It works in close partnership with Citigroup.

Denizbank AS

In the past, Denizbank AS was once a state-owned bank that was established to support Turkey’s maritime industries. Outside of Turkey, Finansbank is known as the Credit Europe Bank.

Oyak Bank

Oyak Bank started out as the Turkish branch of the First National Bank of Boston in 1984. Shareholders has changed variously in the time, it eventually became the Oyak Bank sometime in 1994. Later Oyak Bank later merged with Sumerbank, and in 2007 ING Group bought Oyakbank. Oyakbank is another one of the big banks in Turkey and owns assets up to USD2.2 billion and has branches all over the world in addition to the 300 local branches in Turkey.

Sekerbank TAS

Sekerbank was founded for a different service: being a cooperative bank for sugar beet growers in Turkey before becoming a fully commercialized bank. In the sugar industry Sekerbank is still active and has expanded its interests to tourism, trade and mining. The 500 branches of the bank extend all over Turkey and the bank has a representative office in Germany.

Turkiye Cumhuriyeti Ziraat Bankasi

Ziraat Bankasi literally means Agriculture Bank in Turkish. Ziraat Bankasi is one of the oldest banks in Turkey established in the territory that is now the country of Serbia when it was still part of the Ottoman Empire in 1863 and it is a state-owned bank that was established to protect the interest of farmers against usurers who charge high interest for loans.

Turkiye Finans Katilim Bankasi AS

In 2005 Anadolu Finans Kurumu AS of the Boydak Group and the Family Finans Kurumu AS of the Ulker Group has merged and Turkiye Finans is the result of this merger. The excitement in Europe’s real estate market is a direct result of these developments. The Euro has broken many existing trade barriers and led to avenues of development that are more open.

Regarding these developments in Europe, we can say that the changes are just beginning to be felt in the real estate market. Rural areas that are yet to be touched by progress are just starting to wake up. Investors must investigate rural areas seriously. Right now, market valuations of properties in these areas are about 50% to 75% of what they should be. However, it would not be for long.

There are some other factors of this exciting real estate market in Europe. One of them is the fact that most Europeans have English as a second language, the fact that a large part of the European work force is highly educated and that the old cities of Europe are undergoing phases of urban regeneration and redevelopment.

There are four cities in Europe in particular have proven to be the cities to watch out for and to invest on in real estate this year. All these four cities are very old cities that are undergoing urban regeneration and redevelopment. These cities are Paris, London, Stockholm and Germany.

There is one city which is expected to outshine all the other cities that have tried to claim the top spot as the most exciting city to invest on real estate in Europe. That city is none other than Istanbul. Investors see the positive signs of Istanbul steadily becoming a maturing global market. It is also poised to enter the European Union.
As a result, the real estate market in Istanbul is ripe and attractive to investors right now, and everybody is sure that it would continue to be so in the coming years.

In Europe, some other places has most demand in real estate, remains to be in the areas embracing the Mediterranean Sea – Portugal, the southern parts of Spain and France as well as Italy.
The manufacture of printers is dominated by Japanese companies such as Canon, Epson and Brother. Users though, have there own preferences when it comes to makes of printers. Some may be perceived as more reliable, others cheaper to get cartridges for, and others may feel that there is a different print quality involved. How do their products actually compare though?

As a simple experiment three personal printers were taken and compared.

BROTHER HL 2040

Brother has had a long association with printer production although they are more normally to be found in an office environment. The HL 2040 though is great for the home office and personal use as well, and has been specifically designed for high-speed printing.

The Brother is easy to install and connect to your PC, with a range of connection options, be it USB, parallel or Ethernet, although cables are not included.

So a good start but then the downside quickly comes, the Brother HL 2040 is a monochrome printer, thus, no color photos being printed from this machine. Black and white prints though prove just how good the printer is, with a resolution of 2400x600 dpi, the quality is excellent.

Toner for Brother HL 2040 will normally print about 1000 pages and the drum will last for about 12 times that amount. When printing though it is not the quietest of printers, and can be off-putting.

At about $200 it is not cheap for a personal printer especially when you consider the cost of its rivals. It is easy to use but is of course impossible for all of your home needs with the lack of color facilities.

EPSON STYLUS DX8400

One of the latest personal printers from Epson is ideal for home use, and can print direct from a memory card if required. Set-up and installation is extremely easy. This home printer also comes complete with a 2.5 inch LCD preview monitor.

This is one of the easiest to use color printers available to buy currently. It can scan documents and photos, and photocopy to a high standard. The print quality comes about from color inkjet from 90 nozzles and with a 5760 x 1440 dpi resolution. Surprisingly enough as well, the color cartridges seem to last longer than other manufacturers. Noise wise, it is also one of the quietest of personal printers out there; although noticeable, it is not intrusive when printing.

It isn’t the smallest or lightest of printers, but benefits from some cheap Epson replacement cartridges. At about $160 the Epson printer is cheaper than the normal price for a Brother but is more expensive than a lot of Canons.

CANON PIXMA MP210

Canon has also introduced an all in one personal printer much like Epson, and the MP210 prints, scans and copies. It is not as advanced as the Epson DX8400, although it to can print direct from a memory card or USB, as well as Bluetooth if an adaptor is added.

Overall print quality is good at a maximum of 4800 x 1200 dpi and the cartridges seem to last for a reasonable period of time. The PIXMA MP210 ink cartridges are black and tri-color.

So, overall how do they compare? Well, the Epson Stylus DX8400 has the highest print quality and some of the cheapest cartridges, and the Canon Pixma MP210 is the cheapest. Hence that just leaves the Brother HL2040; as a monochrome printer, it doesn’t really fit in a home environment, although it is great for black and white document printing.

--
James Kara Murat from PrintCountry.com, the contributor of Printer Ink FAQ.
