Who wouldn't want to amortise their mortgage loans as fast as possible with little interest paid? Here are some tips to reduce your mortgage loan and save on the interest paid.<br /><br />One obvious tip to save money on interest is simply to make an initial down payment.  If you need a mortgage loan for $300,000, try to obtain and retrieve maximum funds from your savings, investments, or from your family. Remember, the lesser the principal, the lower the interest paid on capital. In this case, if you can raise an amount close to $50,000 from external sources, it will save you thousands of dollars by the time the tenure of the mortgage ends by means of interest saved.  However as many of us know, coming up with extra cash is usually easier said than done.  And then came along Biweekly Mortgage Programs.....<br /><br />The majority of mortgage loans are provided to borrowers with simple monthly payments.  Lenders prefer this type of re-payment schedule, as this can help them maximize their profits. <br /><br />Here's an example of how a biweekly mortgage payment can help you:<br /><br />Consider that you want a mortgage loan of $300,000 to buy real estate.  According to USA Today the average borrowing cost of a 30-year fixed rate mortgage (excluding fees) is 6.32%.  With this interest rate your estimated monthly payment would be $1860.83.  While this monthly payment seems small in comparison to $300,000 you would actually pay more than double of what you borrowed over the next 30 years.  In fact these monthly payments would amount to whopping $669,898.80 over the duration of the 30year mortgage!  <br /><br />However there is a way to pay off your mortgage in 24.4 years, save $80,779 without the high cost or hassle of refinancing.... No it's not robbing the bank or winning the lottery.  This is called a biweekly mortgage payment system (visit equityplus.net to learn more)<br /><br />With the biweekly payment option; you have the option of making payments every other week instead of once a month. This produces more money toward your principal each year – drastically reducing the interest and time you owe on your mortgage. You are able to set the payments up to coincide with YOUR pay-schedule versus the lenders.  In the example above you would owe $1860.83 each month, however on a Biweekly Mortgage Program, you would pay $930.42 every 2 weeks.  By making biweekly payments, at the end of the year, your total payment will be 26 half payments, or 13 full payments, which is one more than the actual estimated payment for 12 months.<br /><br /><br />You could also refinance your mortgage<br /><br />If you find that the interest rates have dropped since you have taken your loan, you may save money by refinancing your loan. Refinancing is nothing but taking a new mortgage with the latest interest rates and replacing your old loan. Be sure to keep your principle amount the same, as any increase in the mortgage loan amount can further increase your equated payments, and this can never help your cause.<br /><br />However recently many US citizens have painfully noticed that refinancing a mortgage has many catches, especially if the lending terms happens to be an ARM (adjustable rate mortgage).  ARM mortgage interest rates are adjusted to many indexes that are related to the economy. Creatine Ethyl Ester<br />You would have to be living under a rock if you haven’t heard about Creatine.  But what you should know there are many different forms of Creatine, some better than others.  The traditional Creatine monohydrate was effective at building muscle.  However it came with a lot unwanted side effects including cramps, water retention and bloating.  To be completely effective it also had to be ingested with a large large amount of carbohydrates Not exactly a great idea if you are trying to lose bodyfat.  However the new <a href="http://www.axislabs.net/p-CEE03.htm">Creatine ethyl ester</a> does not require excess carbs to maximize efficiency.   Creatine ethyl ester uses “ester orb” technology to make the supplement more lipophilic. This modification of the original creatine has a much better absorption rate and longer half-life than the original.  <br />2.  Caffeine<br />The most widely used drug of the 20th and 21st century.  So why waste time with supplements when you got a Starbucks right around the corners?  Coffee is just as effective as the traditional caffeine right?  Wrong. Caffeine can sharpen your mental acuity, increase your endurance and there has even been recent evidence that it will immediately increase max bench (by 1.5%).  Opt for caffeine anhydrous which is purest form of creatine for maximum absorption and effect. Protein<br />Protein is a gift from God when it comes to calorie consumption for athletes and bodybuilders.  Protein only contains 4 calories per gram compared to alcohol (7 calories) and fat (9 calories).  Since it’s slow digesting it usually wards off hunger in dieters and is essential for muscle recovery.  <br /><br />To get your protein you could be like Sylvester Stallone in Rocky I and down your egg whites at 5 AM.  You could also gulp gallons of milk (which contains the slow digesting casein….great before bedtime).   However wouldn’t it be easier to mix some powder in water?  <a href="http://www.axislabs.net/p-CLU01.htm">Pure 100% whey protein </a>is very extremely important before and after strenuous workouts.  Try opting for a whey protein that contains whey isolate, micro ultra filtered whey concentrate, whey peptides and all the essential amino acids. <br /><br />4  NE2 - Nitric Ethyl Ester<br /><br />A few years ago l-arginine boosters emerged as a viable bodybuilding aid.  It was discovered that the dilation of blood vessels could help aid with muscle recovery, endurance, muscle “pump” and increases in the strength and endurance.  So far l-arginine supplements have been best thing since creatine.  There are even further modifications such as  <a href="http://www.axislabs.net/p-NE201.htm">arginine ethyl ester</a> that uses ester orb technology to only further enhance the potency of this supplement.<br /><br />5.   BCAAE2 –Branched Chained Amino Acid Ethyl Ester<br />If you are working hard in the gym or training hard in your sport you will likely encounter the problem of muscle catabolism.  Overtraining, lack of rest and proper nutrition can be counterproductive and actually strip you of your hard earned muscle gains.  To combat this you need all of the supplements above plus BCAA (branched chain amino acids).   BCAAs aid in muscle recovery and also help activate the growth hormones, IGF-1 and can reduce cortisol secretion preventing muscle breakdown.  There now an even more powerful form of branched chain amino acid supplements called  <a href="http://www.axislabs.net/p-BCA01.htm">BCAA Ethyl Ester </a>. <title>San Diego Golf-Have the Fires Hurt the Courses?</title>

<description><![CDATA[ With the headlines about the wildfires around San Diego, many phone calls have come into our offices at the Golf Guys recently about San Diego and, of course, the golf courses. <br /><br />If you are planning a golf trip to San Diego, don’t let the fires stop you. We’re happy to report that all of the courses we’re affiliated with were hardly touched by the fires.  <br /><br />True, it affected a lot of land, but all of the courses are looking great and playing better. In fact, the area of greater concern in San Diego is what the maintenance schedules look like.<br /><br />Steele Canyon Golf Club is open and ready for the challenge of the Canyon 9 or the meander through the Meadows 9.  This is one of Gary Player’s Signature golf courses and one he deserves to be very proud of.<br /><br />The course that was probably the most affected was Maderas Golf Club.  They actually closed on October 22 when the community around the course was evacuated.  They quickly reopened by October 27.  They lost a couple of bridges, but they report, “The Clubhouse, Del Lago Ballroom, cart fleet, maintenance building and all on-course restrooms at Maderas are fine and intact.”  We’re glad to hear that.  <br /><br />Maderas is one of the premier clubs in the San Diego area.  If you are looking for a top-notch daily fee course that serves you like a country club member, this is it.<br /><br />Another course that experienced a fire threat was Salt Creek Golf Club.  The surrounding brush is a little charred but will be cleared in no time.  The greens are probably in the best shape they’ve ever been in. This course is very convenient, only 20 minutes from downtown San Diego, sitting up on a hill overlooking the beautiful Pacific Ocean.  <br /><br />Several courses were a quite a ways from the fires but are in the midst of their annual maintenance.  Mt. Woodson Golf Club completed their overseeding project and is cart-path-only right now, but were ready for you to play as of the weekend of November 17.<br /><br />If you want to play a newer course in Southern California, include Arrowood on your golf agenda. With large greens, Arrowood aerates  half of their greens at a time, so you can still play smooth, flawless greens on one side while the other side recovers. They’re also working on the rough and tee boxes, so they’ll be ready for your game by the end of November. <br /><br />Carlton Oaks recently aerated their greens and Aviara Golf Resort overseeded their rough areas. Both will be ready for your Thanksgiving round.<br /><br />Hopefully, this puts your concerns to rest. Makes plans to visit San Diego to give a boost to a community that has been through a lot this past fall.
